Position Overview

  • We are seeking an experienced and commercially focused Finance Manager to oversee the organisation's finance operations while supporting the commercial, sales, and customer lifecycle within a real estate environment.
  • The ideal candidate must have strong UAE experience in real estate development, with excellent knowledge of Sales Purchase Agreements (SPA), CRM systems, Salesforce, escrow management, project accounting, revenue recognition, customer collections, and financial reporting.

Key Responsibilities

  • Lead the overall finance and accounting function of the organisation.
  • Prepare monthly, quarterly, and annual financial reports.
  • Develop budgets, forecasts, and financial models for projects.
  • Monitor profitability, project performance, and cash flow.
  • Ensure compliance with IFRS and company financial policies.
  • Review and validate Sales Purchase Agreements (SPA) before execution.
  • Ensure SPA financial terms align with approved pricing, payment plans, and company policies.
  • Monitor customer payment schedules as per SPA milestones.
  • Coordinate with Legal and Sales teams on SPA amendments and financial implications.
  • Verify booking amounts, installment schedules, rebates, incentives, and discounts.
  • Support contract cancellations, transfers, and SPA revisions.
  • Ensure proper revenue recognition based on executed SPAs.

Requirements & Qualifications

  • Bachelor's Degree in Finance, Accounting, Commerce, or related field.
  • CPA, CA, ACCA, CMA, or equivalent professional qualification is mandatory.
  • Minimum 12–15 years of finance experience, including 5–8 years in UAE real estate development.
  • Strong knowledge of Sales Purchase Agreements (SPA) and developer finance operations.
  • Hands on experience with Salesforce CRM and other real estate CRM platforms.
  • Experience in customer collections, receivables management, and payment plans.
  • Strong knowledge of escrow account management and project accounting.
  • Experience in revenue recognition under IFRS.
  • Proficiency in ERP systems such as SAP, Oracle, Microsoft Dynamics, Yardi, or similar.
  • Advanced Microsoft Excel and financial reporting skills.
  • Strong analytical, leadership, communication, and stakeholder management abilities.
  • Knowledge of UAE VAT and Corporate Tax regulations is preferred.
