Qualification

Diploma or degree in Electrical or Mechanical Engineering from a reputed university.

Minimum 4–6 years of experience in facility or property management of a commercial office or building.

Technical Site Operations

  • Track and close technical complaints and requests according to the provided SOP and flow chart.
  • Manage sub-vendors across engineering services, HVAC, BMS, STP, lifts, electrical systems, and DG systems.
  • Maintain site records and coordinate preventive maintenance, routine maintenance, breakdowns, and service support.
  • Collect utility billing data and resolve discrepancies with licensee representatives within 48 hours.
  • Review vendor monthly management reports and prepare engineering management and incident reports.
  • Analyze helpdesk complaints and resolve recurring or long-pending problems.

Scheduling and Coordination

  • Schedule, coordinate, and control preventive maintenance and breakdown or shutdown maintenance activities.
  • Coordinate access and cross-support among vendors and work with the licensee team on scheduled and improvement tasks.
  • Monitor contractor work to prevent disruption to the licensee’s business.
  • Ensure fit-out guidelines are followed by all relevant parties.

Team Management

  • Conduct daily or weekly briefings for services vendor teams.
  • Provide induction and training for new team members and support ongoing team development.
  • Resolve shift-roster issues and support equitable workload allocation.
  • Support smooth 24x7 operations and coordinate vendor training programs.

Service Quality and Accountability

  • Build cooperation among vendor teams and site vendors to support common delivery goals.
  • Define objectives and strategies to meet client and organizational needs.
  • Manage performance, identify opportunities and risks, and provide optimized solutions.
  • Take responsibility for service results and provide team activity updates to management.

Requirements

  • Diploma or degree in Electrical or Mechanical Engineering from a reputed university.
  • 4–6 years of experience in facility or property management of a commercial office or building.
  • Ability to manage technical complaints and requests according to documented SOPs and flow charts.
  • Ability to coordinate preventive, routine, breakdown, and service-support activities.
  • Ability to manage vendor performance against service-level agreements.
  • Ability to support 24x7 operations, team scheduling, training, and workload allocation.
