- Define and lead contracting and procurement strategies for residential buildings
- Maintain effective communication with stakeholders, including contractors, regulatory authorities, and internal teams
- Monitor project performance, proactively manage risks, delays, and contractor claims, and lead mitigation strategies
- Ensure compliance with all safety, quality, and regulatory requirements throughout the project lifecycle
- Prepare comprehensive project reports and present updates to senior management and stakeholders
- Promote innovation, sustainability, and best practices within project delivery teams
- Hold full accountability for cost, cash flow, and commercial performance of Residential projects
- Lead project close out, testing and commissioning, authority approvals, and handover to operations
Requirements
- Bachelor's degree in Civil Engineering, Construction Management, Architecture, or a related discipline; Master's degree preferred
- Minimum 12 years of experience in residential project delivery, with prior experience managing multi district projects or large scale residential developments
- Strong leadership skills with proven ability to lead cross functional teams effectively
- Excellent understanding of construction methodologies, project management standards, and quality assurance processes
- Exceptional organizational, communication, and stakeholder management skills
- Proficiency with project management software and tools
- Ability to manage multiple priorities and work under tight deadlines
- Experience delivering residential projects in Saudi Arabia or the Middle East is highly desirable

Role Overview
- This role will be responsible for the full delivery lifecycle of large‑scale residential developments comprising multiple apartment buildings, townhouses, and villas delivered through multiple construction contracts, within these key districts, and ensuring that projects are completed on time, withi
- Acting as Qiddiya Investment Company's representative, the Delivery Director will take full developer‑side accountability for end‑to‑end project delivery, providing clear direction to delivery partners, construction supervision consultants, contractors, and suppliers.
- The Delivery Director will oversee coordination between multiple teams and stakeholders to drive seamless project execution in line with Qiddiya's vision of creating world class residential communities.
Key Responsibilities
- Manage and lead the delivery of residential projects, ensuring alignment with strategic objectives and standards
- Develop and implement delivery strategies, schedules, and budgets to ensure efficient project execution
- Collaborate closely with design, engineering, construction, and procurement teams to align efforts and resolve issues promptly
- Define and lead contracting and procurement strategies for residential buildings, including packaging, tendering, contractor selection, and contract award in line with project schedules and market conditions
- Maintain effective communication with stakeholders, including contractors, regulatory authorities, and internal teams.
- Monitor project performance, proactively manage risks, delays, and contractor claims, and lead mitigation strategies to protect programme and cost outcomes
- Ensure compliance with all safety, quality, and regulatory requirements throughout the project lifecycle
- Prepare comprehensive project reports and present updates to senior management and stakeholders
- Promote innovation, sustainability, and best practices within project delivery teams
- Hold full accountability for cost, cash flow, and commercial performance of Residential projects, including budget control, forecasting, change management, claims resolution, and final account close‑out
- Participate in commercial decision‑making in collaboration with Commercial and Procurement teams to protect Qiddiya's financial interests
- Lead project close‑out, testing and commissioning, authority approvals, and handover to operations, ensuring residential assets are fully ready for occupancy and long‑term operation
Requirements
- Bachelor's degree in Civil Engineering, Construction Management, Architecture, or a related discipline; Master's degree preferred
- Minimum 12 years of experience in residential project delivery, with prior experience managing multi district projects or large scale residential developments
- Strong leadership skills with proven ability to lead cross functional teams effectively
