Commercial Manager – Interior Fit-Out

Role Overview

Key Responsibilities

• Lead the commercial and Quantity Surveying function across multiple interior fit-out projects.
• Prepare BOQs, cost estimates, budgets, tender documents, and project cost plans.
• Monitor budgets, committed costs, cost-to-complete, forecast margins, and project profitability.
• Manage variations, change orders, claims, additional works, valuations, payment applications, and final accounts.
• Manage subcontractors, suppliers, procurement packages, contracts, and commercial risks.
• Negotiate supplier and subcontractor prices and commercial terms.
• Prepare management reports covering profitability, cash flow, variations, payments, and commercial risks.
• Lead the Quantity Surveying and Commercial team and improve cost-control and approval processes.

Requirements

• Bachelor's degree in Quantity Surveying, Civil Engineering, Construction Management, or a related discipline.
• Strong professional Quantity Surveying background and strong interior fit-out experience are essential.
• Minimum 8–10 years of relevant construction and/or interior fit-out experience.
• Excellent knowledge of BOQs, estimation, cost planning, cost control, variations, claims, valuations, and final accounts.
• Strong understanding of construction and fit-out contracts, commercial risk, margins, cash flow, forecasting, and profitability.
• Advanced Microsoft Excel, commercial reporting, negotiation, communication, analytical, and leadership skills.
• Experience in luxury residential, villa, hospitality, or high-end fit-out projects is highly preferred.
• Knowledge of FIDIC and other standard construction contract forms is an advantage.
• GCC or Qatar experience is preferred.
