The Analyst – Hospitality supports the asset management function across Wasl’s hospitality portfolio, including hotels, serviced apartments, and F&B assets. The role focuses on financial analysis, performance monitoring, operator engagement, and strategic support to enhance asset value and profitability. The Analyst will assist in evaluating operational performance, reviewing budgets and forecasts, supporting contract compliance, and providing data-driven insights to optimize revenue, control costs, and improve overall asset performance. 3. KEY RESPONSIBILITIES AND PERFORMANCE STANDARDS: Key Accountabilities: Monitor financial and operational performance across the hospitality portfolio against budget, forecast, and benchmarks Assist in preparation of business review meetings - analyse monthly financial statements (P&L, GOP, EBITDA, cash flow) and highlight variances, risks, and key drivers Track and report on key hospitality KPIs including occupancy, ADR, RevPAR, GOPPAR, and profitability margins Support the preparation, review, and challenge of annual budgets, business plans, and rolling forecasts submitted by operators Assist in identifying revenue enhancement and cost optimization initiatives while maintaining guest experience standards Support the review process of hotel requests, including FF&E disposal approvals and CapEx requests for new and ongoing projects, ensuring alignment with asset strategy and approved plans Track FF&E reserves, capital expenditure programs, and utilization against approved budgets Review and monitor operator compliance with management agreements, including fees, performance tests, reporting obligations, and contractual thresholds Support feasibility studies, underwriting, and financial evaluations for new developments, repositioning, and operator selection processes Prepare structured reports, dashboards, and presentations for senior management, including performance reviews and investment recommendations Maintain and update asset-level trackers (financial performance, action logs, audit points, CapEx, and operator follow-ups) Coordinate with internal stakeholders (Finance, Legal, Projects, Procurement) to ensure alignment on asset-related matters Key Technical Skills and Knowledge: Technical Competency Description Proficiency Level Financial Analysis Ability to analyse financial statements and assess asset performance (EBITDA, GOP) Intermediate Hospitality KPIs Strong understanding of hotel metrics (ADR, RevPAR, occupancy, GOPPAR) Intermediate Budgeting & Forecasting Experience reviewing budgets and forecasts Intermediate Contract Awareness Understanding of hotel management agreements (fees, FF&E, performance tests) Basic Data Analysis & Reporting Ability to review data and construct reports and dashboards Intermediate Hotel Revenue Management Ability to optimize revenue performances Basic Presentation Skills Ability to prepare clear and concise presentations for senior stakeholders Intermediate Market Research Ability to analyse market trends, compsets, and benchmarking data Intermediate Stakeholder Coordination Ability to work across internal and external stakeholders effectively Intermediate Ethics & Corporate Governance Adherence to corporate governance and ethical standards Intermediate 5. CONTEXT, WORK ENVIRONMENT AND DECISION-MAKING AUTHORITY: The Analyst is expected to work under tight timelines, handle sensitive financial data, and support critical decision-making processes While the role has limited decision-making authority, it plays a key advisory role by providing accurate analysis and insights that influence strategic and operational decisions 7.
