We’re looking for an experienced food-led partner for the Legh Arms in Knutsford; a standout community pub with genuine potential for growth. Located in an affluent residential area with a high-visibility main road location, the Legh Arms draws in both loyal regulars and passing trade. The pub is well-regarded for its welcoming atmosphere, premium food offer, and strong community connections. Inside, you’ll find a spacious main trading area with a large main room, lower bar, and raised dining section—seating up to 40 covers, with space for 20 more in the lower area when needed. Outside, the pub boasts one of the best gardens in Knutsford, featuring a separate outdoor bar and ample parking, making it a go-to for summer events and gatherings. Current weekly sales average £12,450 (60/40 wet-led), but there’s significant opportunity to increase this by unlocking new weekend and event trade, particularly around Sunday lunches and creative use of the garden.
