About the Role
Kristina Zanic Consultants is looking for a Site Inspector to monitor and coordinate interior design works during construction and fit-out phases in Dubai. The role ensures compliance with approved drawings, specifications, and quality standards for luxury hospitality and residential projects.

Responsibilities
- Safeguard and maintain the approved design intent throughout all stages of construction and fit out
- Conduct regular site inspections to verify compliance with construction drawings, approved shop drawings, material submittals, specifications, brand standards, and authority requirements
- Inspect and monitor installation of joinery, stone, tile, metalwork, wall finishes, ceiling systems, flooring, glass, lighting, and FF&E
- Verify workmanship quality and identify defects, non conformances, and deviations from approved documentation
- Review mock ups, sample rooms, and first fix installations prior to full implementation
- Prepare snagging and de snagging reports and monitor corrective actions through to closure
- Coordinate daily with contractors, subcontractors, consultants, operators, suppliers, and client representatives
- Monitor construction progress against approved programmes and report delays or risks
- Attend progress meetings and site coordination workshops
- Review contractor submissions including shop drawings, material submittals, samples, mock ups, method statements, and RFIs
- Maintain project records including site inspection reports, snagging reports, NCR logs, meeting minutes, progress reports, and RFI trackers
- Inspect FF&E installation for compliance with approved layouts and specifications
Requirements
- Bachelor’s Degree in Interior Design, Interior Architecture, Architecture, or a related field
- Minimum 5–8 years of relevant experience in interior design site coordination, construction supervision, or fit out execution
- Proven experience working on luxury hospitality and/or high end residential projects
- Strong understanding of construction methodologies, joinery detailing, finishes, and FF&E installation
- Experience coordinating with contractors, consultants, suppliers, and operators within complex project environments

Role Summary
- KZC is looking for a Site Inspector.
- The Site Inspector is responsible for monitoring, inspecting, and coordinating the execution of interior design works during construction and fit out phases.
- The role ensures that all works are delivered in accordance with approved drawings, specifications, design intent, project schedules, and KZC quality standards.
Key Responsibilities Design Integrity & Quality Assurance
- Safeguard and maintain the approved design intent throughout all stages of construction and fit out.
- Conduct regular site inspections to verify compliance with construction drawings, approved shop drawings, material submittals, specifications, brand standards, and authority requirements.
- Inspect and monitor the installation of joinery and millwork, stone and tile finishes, decorative metalwork, wall finishes and cladding, ceiling systems, flooring installations, glass and glazing elements, decorative lighting integration, and FF&E installations.
- Verify workmanship quality and identify defects, non conformances, and deviations from approved documentation.
- Review mock ups, sample rooms, and first fix installations prior to full implementation.
- Prepare snagging and de snagging reports and monitor corrective actions through to closure.
- Support project handover activities and ensure completed works meet KZC quality standards.
Key Responsibilities Project Coordination & Delivery
- Coordinate daily with contractors, subcontractors, consultants, operators, suppliers, and client representatives.
- Monitor construction progress against approved programmers and report delays or risks.
- Attend progress meetings and site coordination workshops.
- Follow up on RFIs, site instructions, material approvals, and technical clarifications.
- Assist in resolving site related design and construction issues.
- Ensure coordination between Interior Design, Architecture, Structure, MEP, Lighting, AV, Kitchen, and Specialist Consultants.
- Monitor procurement and delivery status of key interior materials and FF&E items.
Key Responsibilities Documentation & Process Excellence
- Review contractor submissions including shop drawings, material submittals, samples, mock ups, method statements, and RFIs.
- Verify contractor shop drawings accurately reflect approved design documentation.
- Maintain project records including site inspection reports, site observation reports, snagging reports, NCR logs, meeting minutes, progress reports, and RFI trackers.
- Maintain accurate filing and document control in accordance with KZC procedures.
- Assist with preparation and review of as built documentation.
Key Responsibilities FF&E Installation Monitoring
- Inspect FF&E installation for compliance with approved layouts and specifications.
- Verify furniture positioning, alignment, quality, and functionality.
- Monitor protection of completed works and installed FF&E during construction.
- Coordinate with FF&E suppliers and installation teams to resolve site issues.
Key Responsibilities Client & Stakeholder Engagement
- Represent KZC professionally on site at all times.
- Build strong working relationships with clients, operators, consultants, contractors, and suppliers.
- Provide regular updates regarding site progress, quality concerns, and design related issues.
- Support client inspections, operator reviews, mock up approvals, and project handovers.

- Promote safe working practices and report unsafe conditions.
- Maintain a professional appearance and conduct at all times.
- Ensure compliance with company policies, procedures, and project requirements.
- Contribute positively to project teams and maintain collaborative working relationships.
Qualifications & Experience
- Bachelor’s Degree in Interior Design, Interior Architecture, Architecture, or a related field.
- Professional certifications or site/construction related training are advantageous.
- Minimum 5–8 years of relevant experience in interior design site coordination, construction supervision, or fit out execution.
- Proven experience working on luxury hospitality and/or high end residential projects.
- Demonstrated experience managing on site interior implementation from shell & core through to final handover.
- Strong understanding of construction methodologies, joinery detailing, finishes, and FF&E installation.
- Experience coordinating with contractors, consultants, suppliers, and operators within complex project environments.
- Familiarity with regional building regulations, authority requirements, and quality standards is advantageous.
