Role Overview

Serve as the primary on-site guardian of architectural intent during construction of a flagship branded residential development in Ras Al Khaimah.

Bridge the gap between the approved design vision and physical execution in close collaboration with the Construction Manager.

The role requires regular physical presence, proactive judgment, and ownership of design quality.

Location and Working Arrangement

  • The project is in Ras Al Khaimah, UAE, with a flexible arrangement of three days on site in RAK and two days at the Dubai headquarters.

The assignment supports a large branded residential development for a major UAE developer.

Construction and Design Responsibilities

  • Review and formally respond to contractor shop drawing submittals across architectural and landscape packages.
  • Address RFIs with clear design directives that protect the approved design package.
  • Evaluate material submittals and proposed substitutions against specifications, quality, aesthetics, and constructability.
  • Assess architectural vendors and subcontractors for their ability to execute luxury design standards.
  • Conduct site inspections, action inspection requests, and issue written sign-offs or corrective directions.
  • Perform regular site walks to identify design deviations, non-conformances, and quality flaws early.

Experience and Delivery Background

  • Bring 8 to 10 years of professional architectural experience, with 6 to 8 years considered for exceptionally strong site delivery candidates.
  • Have significant exposure to hospitality, hotel, or high-end branded residential projects.
  • Have managed shop drawings, RFIs, site inspections, and snagging on live construction projects.
  • Have served as the designer's or client's representative on site; purely contractor-side experience is insufficient.

Technical and Professional Profile

  • Demonstrate deep knowledge of architectural construction detailing, material specifications, and rigorous build quality standards.
  • Have a discerning eye for luxury design, high-end craftsmanship, and hospitality-grade residential standards.
  • Demonstrate exceptional written and verbal communication for structured responses to submittals and RFIs.
  • International project experience is highly valued, along with adaptability to the UAE construction market.
