- Lead the development and maintenance of detailed financial models for residential projects
- Partner with DMO and DFA teams to align financial strategies with project milestones
- Conduct scenario and sensitivity analyses to assess risks, returns, and optimal investment structures
- Prepare investment cases, feasibility studies, and board level presentations
- Monitor project financial performance against budgets and forecasts, identifying variances and recommending corrective actions
- Collaborate with cross functional teams to ensure financial considerations are embedded in every stage of development
- Stay ahead of market trends, regulatory changes, and economic indicators impacting residential development strategies
Requirements
- Bachelor’s degree in Finance, Economics, Accounting, or a related field
- 3 4 years of experience in real estate finance, investment analysis, or project finance
- Advanced proficiency in financial modeling (Excel, Power BI, or similar tools)
- Strong analytical skills
- Proven ability to translate complex financial data into clear, actionable insights for non financial stakeholders
- Strong understanding of real estate market dynamics and development lifecycle
- Exceptional communication and presentation skills
- Experience preparing materials for senior leadership or boards

Role Overview
- As Senior Specialist – Finance (Residential DMO/DFA), you will be at the financial heart of Qiddiya’s residential development strategy.
- Your expertise will shape the financial models, forecasts, and investment strategies that guide multi billion riyal residential projects from concept to completion.
Roles and Responsibilities
- Lead the development and maintenance of detailed financial models for residential projects, incorporating market data, cost estimates, and revenue projections.
- Partner with the Development Management Office (DMO) and Development Finance & Analysis (DFA) teams to align financial strategies with project milestones and delivery timelines.
- Conduct scenario and sensitivity analyses to assess risks, returns, and optimal investment structures.
- Prepare investment cases, feasibility studies, and board level presentations to support strategic decision making.
- Monitor project financial performance against budgets and forecasts, identifying variances and recommending corrective actions.
- Collaborate with cross functional teams — including design, construction, and operations — to ensure financial considerations are embedded in every stage of development.
- Stay ahead of market trends, regulatory changes, and economic indicators that could impact residential development strategies.
Requirements
- Bachelor’s degree in Finance, Economics, Accounting, or a related field.
- 3 4 years of experience in real estate finance, investment analysis, or project finance, ideally within large scale mixed use or residential developments.
- Advanced proficiency in financial modeling (Excel, Power BI, or similar tools) and strong analytical skills.
- Proven ability to translate complex financial data into clear, actionable insights for non financial stakeholders.
- Strong understanding of real estate market dynamics and development lifecycle.
- Exceptional communication and presentation skills, with experience preparing materials for senior leadership or boards.
