Senior Property Manager

Your key responsibilities

• Manage the day-to-day operational and commercial performance of the property portfolio, ensuring assets are managed effectively and in line with lease obligations and management agreements
• Drive financial performance through effective property management, leasing, budgeting, forecasting and cost management
• Lead leasing and lease renewal processes for smaller tenancies, including preparing basic financial modelling and recommendations for leasing proposals
• Partner with the General Manager and Asset Manager to identify opportunities and risks and provide commercially sound recommendations to support the Strategic Asset Plan
• Support the preparation of three-year budgets and ongoing financial reporting, including reforecasting, variance analysis and performance insights
• Oversee key tenancy matters including rent reviews, arrears, bank guarantees, insurance, critical dates and lease compliance
• Support the General Manager with capital expenditure projects, ensuring projects are delivered in line with approved budgets and delegations
• Build trusted and proactive relationships with tenants, tenant representatives, agents, service providers and other key stakeholders
• Develop and deliver tenant communication strategies and support in-building events and initiatives that enhance tenant engagement and experience
• Work collaboratively across Property, Facilities, Asset Management, Finance, Projects, Leasing and other specialist teams to deliver strong asset and customer outcomes
• Provide day-to-day operational leadership and guidance to the Assistant Property Manager, coordinating activities, monitoring deliverables and supporting team objectives
• Identify opportunities to improve property management processes, reporting accuracy and service delivery
• Ensure all risk, compliance, WHS&E and sustainability requirements are effectively managed across the portfolio
• Represent Investa through relevant industry bodies and events, supporting our reputation and position within the property industry
