- Manage delivery of assigned residential buildings, zones, or packages in line with approved scope, programme, and budget
- Coordinate design consultants through design development, authority submissions, and construction issue stages
- Oversee contractors' performance against programme, quality, and safety requirements
- Track budgets, forecasts, and variations for assigned residential packages
- Manage handover process including testing, commissioning, snagging, and authority approvals
- Prepare regular delivery reports covering progress, cost, risk, and issues
- Ensure contractors comply with health, safety, and environmental requirements

Role Overview
- The Senior Manager Delivery (Residential) is responsible for the day to day delivery of residential developments (apartments, villas, or mixed use residential packages) from design development through construction, handover, and close out.
- The role focuses on execution excellence, ensuring residential assets are delivered on time, within budget, to approved quality, safety, and sustainability standards, in compliance with Qiddiya governance and reporting requirements.
Key Accountabilities
- Manage the delivery of assigned residential buildings, zones, or packages in line with approved scope, programme, and budget.
- Support the Director in implementing the overall residential delivery strategy.
- Act as the primary point of contact for day to day delivery matters for assigned residential packages.
- Coordinate design consultants through design development, authority submissions, and construction issue stages.
- Ensure designs meet Qiddiya standards, residential codes, constructability requirements, and operational needs.
- Support value engineering, standardisation, and cost optimisation initiatives.
- Oversee contractors performance against programme, quality, and safety requirements.
- Monitor construction progress, identify risks or delays, and propose mitigation and recovery actions.
- Coordinate interfaces with infrastructure, utilities, public realm, and adjacent developments.
- Track budgets, forecasts, and variations for assigned residential packages.
- Review contractor claims, variations, and change requests in coordination with commercial teams.
- Maintain risk registers and escalate key issues through established governance channels.
