Key Responsibilities

  • Prepare Owners Association budgets and calculate service charges under STRATA Law, RERA rules, and related regulations.
  • Facilitate approved payments to service providers and suppliers in line with RERA and escrow trustee bank requirements.
  • Use the RERA Mollak system to generate and issue service-charge invoices to residence owners.
  • Manage service-charge collections, outstanding balances, records, and reconciliations between the regulated bank account and Mollak.
  • Invoice, collect, deposit, and record other Owners Association income such as water, gas, and penalty charges.
  • Prepare financial reports for auditors and RERA.
  • Track VAT collected and paid and complete timely VAT filings or payments.
  • Provide periodic MIS reports and maintain accounting records for STRATA or body-corporate operations.

Candidate Requirements

  • Bachelor's degree in Accounting, Finance, or a related discipline.
  • At least 3 years of Owners Association, Community Management, STRATA, or Property Management accounting experience.
  • Knowledge of RERA regulations, STRATA Law, and Owners Association financial requirements.
  • Hands-on Mollak experience covering service-charge budgeting, invoicing, collections, and reporting.
  • Experience in service-charge accounting, budgeting, collections, and bank reconciliations.
  • Knowledge of UAE VAT and financial reporting requirements.
  • Proficiency in accounting software and advanced Microsoft Excel.
  • Strong analytical, organizational, problem-solving, and English communication skills.
  • Ability to independently manage the accounting function of a residential community or Owners Association.
