- HRW Management, an Associa company, is seeking an experienced community association professional to lead our Developer Services portfolio in the Raleigh market.
- This is not a traditional portfolio Community Manager position. The Senior Community Manager, Developer Services works at the intersection of community association management, residential development, and client relationship management. This individual serves as the primary management partner for homebuilders and developers from the early stages of a community through homeowner transition.
- The ideal candidate understands how residential development works, is comfortable working with developer-controlled boards, and has the community association knowledge necessary to establish strong operational and financial foundations for new communities. This person must be able to balance the developer's business objectives with the governing documents, fiduciary responsibilities, operational needs, and long-term interests of the association.
- Primary Responsibilities:
- Developer and Client Relationships
- Serve as the primary relationship manager for HRW's developer and homebuilder clients.
- Build and maintain strong relationships with developers, builders, land development teams, attorneys, engineers, and other industry partners.
- Develop a clear understanding of each developer's construction schedule, sales pace, phasing plan, amenity delivery, and anticipated community transition timeline.
- Conduct regular meetings with developer representatives to review financial performance, operational needs, homeowner concerns, compliance matters, and upcoming milestones.
- Act as a knowledgeable management resource to developers establishing new associations or expanding existing communities.
- Identify opportunities to grow HRW's Developer Services portfolio through existing relationships, industry involvement, referrals, and new business development.
- Partner with HRW's Business Development team on proposals, presentations, pricing, and onboarding plans for prospective developer clients.
- Community Association Management
- Manage a portfolio of communities that remain under developer or declarant control.
- Lead developer board meetings, annual meetings, homeowner meetings, transition meetings, and community updates.
- Prepare board packages, management reports, meeting agendas, financial summaries, and operational recommendations.
- Provide guidance regarding governing documents, association policies, board responsibilities, architectural standards, maintenance obligations, and community operations.
- Coordinate with association counsel, insurance professionals, accountants, reserve specialists, engineers, and other consultants as needed.
- Oversee homeowner communications, architectural review processes, compliance matters, maintenance concerns, and vendor performance.
- Ensure that association records, contracts, resolutions, meeting minutes, owner information, and other documentation are properly maintained.
- Developer-to-Homeowner Transition
- Develop and maintain a transition plan for each community based on its governing documents, development progress, and expected turnover requirements.
- Coordinate the transfer of association records, contracts, financial information, warranties, plans, permits, owner information, and other required materials.
- Assist with homeowner education, board recruitment, election preparation, and orientation of newly elected homeowner directors.
- Work with the developer, association counsel, engineers, accountants, and other professionals to support an organized transition process.
- Help establish realistic homeowner expectations regarding assessments, reserves, maintenance responsibilities, amenities, and community operations.
- Coordinate the eventual transfer of transitioned communities to an HRW Portfolio Community Manager while maintaining continuity for the board and homeowners.
- Provide coaching and historical context to the incoming Community Manager during the transition period.
- Other duties as requested.
Requirements
- 5+ years of experience in community association management, residential development, homebuilding, real estate development, or a closely related field.
- Strong working knowledge of homeowners associations, condominium associations, governing documents, budgets, vendor management, board governance, and community operations.
- Experience working with developer-controlled associations, residential builders, land developers, or community turnover is strongly preferred.
- Existing relationships within the Raleigh-area homebuilding and development community are highly desirable.
- CMCA designation preferred.
- AMS or PCAM designation strongly preferred.
- North Carolina Community Association Manager experience preferred.
- Bachelor's degree or equivalent combination of education and relevant professional experience.
- Valid driver's license and the ability to travel regularly throughout the Raleigh market.
