Role Summary

The Senior Accountant - Data Center Development will oversee the accounting and financial reporting for a portfolio of data center development projects. This role is responsible for project accounting, construction accounting, capital asset accounting, monthly close, financial reporting, and establishing scalable accounting processes within NetSuite.

The Senior Accountant will supervise accounting support staff and partner closely with the Controller, and finance leadership to ensure reliable financial data, efficient accounting processes, and audit-ready financial records while supporting the growth and scalability.

The ideal candidate has experience in commercial real estate development or construction accounting and understands the accounting requirements associated with large-scale development projects. This individual will work closely with Development, Finance, Accounts Payable, and executive leadership while helping establish scalable accounting processes within NetSuite.

Core Responsibilities

Project Accounting

Maintain the accounting records for multiple active data center development projects.

Record project costs in accordance with U.S. GAAP and company capitalization policies.

Ensure expenditures are accurately coded by project, phase, and cost category.

Review invoices to ensure proper capitalization and cost allocation.

Coordinate with Development and Construction teams regarding project cost activity.

Maintain detailed supporting schedules for land, soft costs, hard costs, and capitalized expenditures.

Construction Accounting

Account for construction loan draws and funding activity.

Record construction loan advances, interest expense, and capitalized interest.

Maintain and reconcile Construction-in-Progress (CIP) balances.

Coordinate with lenders and the Finance team to reconcile construction draw activity.

Ensure capital expenditures are accurately recorded and properly supported.

Project Financial Reporting & Analysis

Prepare monthly financial statements for each project entity, including the balance sheet, income statement, and statement of cash flows.

Prepare monthly project reporting packages for executive management.

Perform budget-to-actual and forecast-to-actual variance analyses, identifying key cost drivers and explaining significant variances.

Monitor project performance against approved development budgets and report remaining costs to complete.

Prepare capital expenditure reports by project and cost category.

Analyze committed costs, purchase orders, and contracts to ensure complete project cost reporting.

Partner with the Finance team to reconcile project budgets, forecasts, and accounting records.

Month-End Close & Financial Reporting

Perform monthly close procedures for assigned development entities.

Prepare journal entries and supporting schedules.

Reconcile general ledger accounts, bank accounts, construction loans, prepaid assets, accrued liabilities, and fixed asset accounts.

Perform balance sheet and income statement flux analyses.

Ensure monthly financial reporting is completed accurately and timely.

Capital Asset Accounting

Maintain Construction-in-Progress schedules.

Coordinate transfers from CIP to fixed assets when projects or phases are placed into service.

Maintain fixed asset records and depreciation schedules.

Support asset retirements, transfers, and disposals.

Ensure capitalization policies are consistently applied.

Netsuite & Process Improvement

Support the implementation and optimization of NetSuite for project accounting.

Develop and maintain project accounting processes within ERP System.

Assist in designing reports, dashboards, and workflows to improve project visibility.

Recommend enhancements to accounting procedures and system controls.

Cross-Functional Collaboration

Partner with Finance on project cash flow reporting and budget monitoring.

Work closely with Accounts Payable to ensure timely processing of project invoices.

Coordinate with Development, Construction, and Procurement teams regarding project status and costs.

Support strategic initiatives and special projects as assigned.

Required

Bachelor's degree in Accounting.

CPA preferred or actively pursuing certification.

5+ years of accounting experience with commercial real estate development, construction, or infrastructure projects.

Experience managing accounting for ground-up development projects.

Strong understanding of Construction-in-Progress (CIP) accounting, fixed assets, and capital project accounting.

Experience preparing monthly financial statements and performing account reconciliations.

Advanced Microsoft Excel skills.

Strong analytical, organizational, and communication skills.

Preferred

Experience with data center, industrial, commercial real estate, or infrastructure development.

Experience with construction lending and draw accounting.

Experience with NetSuite, including project accounting and financial reporting.

Experience participating in an ERP implementation or optimization.
