Role Overview

  • We are looking for an experienced Real Estate Manager to lead site sourcing, location evaluation, lease negotiations, and real estate expansion activities for a growing multi location business.
  • This role is responsible for identifying high potential locations, managing landlord and developer relationships, supporting expansion plans, and ensuring each location meets the company’s commercial, operational, and brand requirements.
  • The Real Estate Manager will work closely with internal stakeholders to evaluate opportunities, manage leasing requirements, track project timelines, and support successful new location openings.

Key Responsibilities

  • Identify, evaluate, and recommend suitable locations for new branches, outlets, offices, warehouses, or business facilities.
  • Conduct market research, competitor analysis, catchment area studies, footfall reviews, and location feasibility assessments.
  • Build and maintain strong relationships with landlords, developers, brokers, mall operators, and property consultants.
  • Lead lease negotiations, commercial discussions, renewals, amendments, and related real estate agreements.
  • Review rental terms, service charges, lease conditions, handover requirements, fit out periods, and commercial risks.
  • Prepare site evaluation reports, location comparison studies, and investment recommendations.
  • Coordinate with operations, finance, legal, projects, design, procurement, and construction teams during the full real estate cycle.
  • Support the expansion roadmap by tracking available opportunities, upcoming openings, lease timelines, and project milestones.
  • Manage lease renewals, expiries, rent reviews, and landlord communications for existing locations.
  • Ensure all selected locations meet business, operational, legal, licensing, accessibility, and brand requirements.
  • Support budgeting and financial analysis related to rent, fit out cost, expected revenue, and return on investment.
  • Monitor real estate market trends, rental rates, new developments, and strategic expansion opportunities.

Requirements

  • Bachelor’s degree in Business Administration, Real Estate, Finance, Engineering, Architecture, or a related field.
  • Minimum 5 years of experience in real estate, leasing, property management, expansion, or site acquisition.
  • Experience in F&B, retail, hospitality, restaurants, malls, or multi location businesses is strongly preferred.
  • Strong knowledge of the local real estate market, commercial leasing, rental structures, and landlord negotiations.
  • Proven experience in site selection, feasibility studies, lease negotiation, and location analysis.
  • Strong understanding of lease terms, commercial agreements, fit out requirements, and handover processes.
  • Ability to assess location potential based on visibility, accessibility, footfall, demographics, competition, and business fit.
  • Strong financial awareness, including rent analysis, occupancy cost, ROI, and budget impact.
  • Excellent negotiation, communication, and stakeholder management skills.
  • Ability to coordinate with legal, finance, operations, design, and project teams.
  • Strong reporting, documentation, and presentation skills.
  • Ability to manage multiple locations, timelines, and negotiations at the same time.
