About the Role

- Lead detailed inspection and review of QA/QC documentation (WIRs, MIRs, etc.) for ongoing site activities
- Monitor project compliance with project specific plans, contract requirements, specifications, drawings, Method Statements, and ITPs
- Direct inspection focus on major pain point activities including ceiling closure, waterproofing, balcony/toilet floor water slope testing, aluminium works, joinery, wall and ceiling, flooring, and villa functionality testing
- Oversee the full snagging and de snagging inspection programme across all 1,230 villas ahead of handover
- Manage the de snagging process, verifying that identified defects are rectified to the required standard within agreed timeframes
- Oversee the status of NCRs, raise internal NCRs as appropriate, direct root cause investigations, and verify corrective actions
- Manage the project specific audit programme and lead audits on Consultants and Contractors
- Own the timely production, accuracy, and quality of all deliverables: Inspection Reports, Minutes of Meeting, Daily/Weekly/Monthly Reports, QA/QC Reports, Defects Reports, and Handover/Snagging Reports
Requirements
- Minimum 10–15 years of experience in the construction industry
- At least 5 years in a QA/QC managerial role, ideally on high end residential or villa developments
- Relevant degree in Engineering (Civil/Architectural/Construction) from an accredited university
- Conversant with international quality standards such as ISO 9001
- Internal/Lead Auditor certification
- Computer literate MS Office and QA/QC software platforms
- Strong reporting, presentation, and auditing skills
- Local UAE/GCC experience of at least 5 years and fully conversant with local regulations; Yas Island/Abu Dhabi experience an advantage

Overview
- Land Sterling is seeking an experienced QA/QC Manager to lead quality assurance operations for a prestigious villa development project.
- The successful candidate will be responsible for ensuring the highest standards of quality, compliance, and excellence are achieved throughout the project lifecycle.
- The role will involve leading the Tier 1 Quality Assurance team, implementing and managing the Quality Management System across the development, and ensuring all works are delivered in line with contractual requirements, industry standards, and project expectations.
Responsibilities
- Lead detailed inspection and review of QA/QC documentation (WIRs, MIRs, etc.) for ongoing site activities, identifying deficiencies before they become major snagging issues or customer complaints.
- Monitor project compliance with project specific plans, contract requirements, specifications, drawings, Method Statements, and ITPs.
- Ensure no works proceed at site without approved materials and shop drawings.
- Ensure Contractors perform work and material inspections in full compliance with specified requirements.
- Direct inspection focus on major pain point activities including: inspection before ceiling closure; waterproofing inspection/testing (roof/bathroom); balcony/toilet floor water slope testing; aluminium works (water/air/functionality); joinery; wall and ceiling; flooring; and villa functionality tes
- Oversee random site checks to confirm materials used match approved control samples.
- Review existing finishing materials used on ongoing works and flag recurring quality issues to prevent reuse.
- Review and approve all mock ups and maintain a log of material/finish changes.
- Oversee the full snagging and de snagging inspection programme across all 1,230 villas ahead of handover.
- Plan, organize, and carry out snagging inspections across all villas prior to handover.
- Manage the de snagging process, verifying that identified defects are rectified to the required standard within agreed timeframes.
- Track snagging status and escalate unresolved or recurring items to the project team and Contractor.
NCRs & Testing Management
- Oversee the status of NCRs, raise internal NCRs as appropriate, direct root cause investigations, and verify corrective actions have been implemented.
- Review and verify Quality KPIs submitted by Contractors.
- Ensure testing is conducted as per contractual requirements and oversee calibration of measuring/testing equipment.
- Advise the project team on preparation of Method Statements, ITPs, and Material Submittals.
Audits, Training & Coordination
- Manage the project specific audit programme and lead audits on Consultants and Contractors.
- Review, monitor, and advise on project mobilisation and completion plans.
- Chair and/or attend project review meetings and project quality meetings.
- Maintain effective communication with all project stakeholders on quality related matters.
- Oversee delivery of quality training programmes to Consultants and Contractors.
Reporting & Deliverables
- Own the timely production, accuracy, and quality of all deliverables: Inspection Reports, Minutes of Meeting, Daily/Weekly/Monthly Reports, Inspection Reports Summary, QA/QC Reports, Defects Reports, and Handover/Snagging Reports.
