Role overview

Pre-construction responsibilities

• Coordinate stakeholders to support project delivery and establish the master project schedule and budget with the client and general contractor.
• Procure and manage contractor-designed elements for inclusion in the final issued-for-construction package.
• Carry out constructability reviews and support the architect-engineer with project permit applications.
• Manage contractor pre-qualification, bid solicitation, bid analysis and recommendations.
• Support contract negotiations and coordinate owner-direct vendors and consultants.
• Manage funding requests and the development of the integrated management system.

Construction responsibilities

• Implement a robust health and safety culture and manage general contractors and directly contracted vendors on site.
• Manage the integrated management system, project controls and quality control teams for on-time delivery.
• Provide contractual support and ensure delivery is on time and within budget.
• Manage contractor-designed portions of the work and coordinate value engineering.
• Develop budget management and tracking with the client's commercial team.
• Monitor, track and analyse the project schedule with the client's schedule management team.

Closeout and commissioning

• Initiate the closeout process before contractor awards and manage tagging throughout the project lifecycle.
• Manage commissioning and delivery to site of owner-furnished equipment.
• Establish commissioning procedures and closeout documentation requirements.
• Collect and track warranties, as-built drawings, operation and maintenance manuals and other closeout documents.
• Assist with authority inspections, occupancy processes and coordination of owner-direct vendors and consultants.

Qualifications and experience

• In-depth understanding of large-scale technical projects and construction techniques.
• Contractual and commercial understanding of multiple forms of contract.
• Track record delivering large critical infrastructure projects.
• In-depth knowledge of health and safety in construction.
• Ability to manage technical disciplines and large-scale teams.
• Experience in a client interface role.
• Data centre new-build and refurbishment experience, preferably on hyperscale builds, is advantageous.
• Ability to coordinate discipline-specific Owner's Representatives and commit to significant international travel.
