Role Overview

  • The Portfolio Manager is responsible for managing a portfolio of residential, commercial, and mixed use properties to ensure optimal operational, financial, and commercial performance.
  • The role focuses on maximizing asset value, maintaining high occupancy and tenant satisfaction, overseeing property operations, and building strong relationships with property owners.

Key Responsibilities

  • Manage the day to day performance of an assigned portfolio of properties.
  • Build and maintain strong relationships with property owners, acting as their primary point of contact.
  • Ensure properties are operated and maintained in accordance with company standards and service level agreements.
  • Monitor portfolio occupancy, lease renewals, tenant retention, and rental income performance.
  • Review property financial performance, operating expenses, rent collections, arrears, and budget variances.
  • Prepare and present regular portfolio performance reports to management and property owners.
  • Work closely with the Leasing team to minimize vacancies and maximize revenue opportunities.
  • Coordinate with Facilities Management to ensure timely completion of preventive and corrective maintenance.
  • Ensure prompt resolution of tenant and owner concerns while maintaining a high level of customer satisfaction.
  • Monitor contractor and vendor performance to ensure quality, compliance, and cost efficiency.
  • Support the preparation of annual budgets, forecasts, and business plans for assigned properties.
  • Ensure compliance with lease agreements, company policies, and applicable legal and regulatory requirements.

Qualifications

  • Bachelor's degree in Business Administration, Real Estate, Property Management, Finance, or a related field.
  • Minimum 2 3 years of experience in property, portfolio, or asset management within the real estate industry.
  • Strong knowledge of property operations, financial management, leasing, and client relationship management.
