Maintenance Supervisor

· Ensure compliance with company policies and all local, state, and federal safety regulations.

· Maintain accurate maintenance records and verify timely completion of work orders.

· Support company risk management and safety programs.

· Assist in managing maintenance budgets and controlling operating expenses.

· Coordinate with vendors, review service proposals, and monitor contract performance.

· Manage maintenance supply inventory and purchasing.

· Respond to resident maintenance requests professionally and promptly.

· Build positive relationships with residents through quality service and communication.

· Support resident retention by maintaining a well-kept and welcoming community.

These responsibilities reflect the core functions of the Maintenance Supervisor role and support the property’s maintenance operations.

· High school diploma or GED required.

· Minimum 3 years of property maintenance experience, including 1 year in a supervisory role preferred.

· Strong knowledge of HVAC, plumbing, electrical, and general maintenance systems.

· Ability to troubleshoot maintenance issues and manage multiple priorities.

· Excellent leadership, communication, and customer service skills.

· Experience with property management systems preferred.

· Valid driver’s license, clean driving record, and current auto insurance required.

· EPA and CPO certifications preferred.
