Maintenance Manager – Technical / Construction Projects

Job Summary

Project and Site Maintenance

• Coordinate with the Project Manager, site teams, technicians, subcontractors, and service providers.
• Conduct inspections, identify defects and incomplete works, and ensure corrective actions are completed on time.
• Ensure buildings, systems, equipment, and facilities are functional and ready for handover.

Technical Systems

• Supervise electrical maintenance involving lighting, panels, breakers, switches, sockets, and related equipment.
• Supervise plumbing, drainage, water supply, pumps, leakage, blockage, and pressure-related work.
• Supervise preventive and corrective HVAC maintenance and coordinate specialized repairs.
• Coordinate elevator maintenance, inspections, testing, repairs, and defect closure.
• Supervise swimming pool, fountain, landscaping, gardening, and irrigation systems and activities.

Cleaning and Presentation

• Supervise general, deep, and post-construction cleaning activities and coordinate cleaning teams and providers.
• Ensure removal of construction dust, debris, stains, stickers, protective materials, and remaining construction waste.
• Inspect floors, walls, ceilings, glass, doors, sanitary fixtures, external areas, and other project elements.
• Conduct final cleanliness inspections and ensure the project is clean, organized, presentable, and handover-ready.

Snagging and Handover

• Participate in snagging inspections, identify outstanding items, and prepare and follow up on snag lists.
• Coordinate defect rectification and conduct follow-up inspections to verify snag closure.
• Verify that all systems and project areas are operational, clean, and ready for client inspection and final handover.
• Address maintenance-related comments raised by the client or consultant during final inspection and handover.

Team and Contractor Management

• Supervise technicians, maintenance workers, cleaning teams, and support staff.
• Allocate daily tasks, monitor performance, and ensure teams have required tools, materials, and equipment.
• Coordinate and evaluate subcontractors and external service providers.

Maintenance, Safety, and Quality

• Develop preventive maintenance schedules, monitor corrective repairs, and maintain activity, inspection, defect, and repair records.
• Ensure maintenance activities follow safety procedures and required PPE practices.
• Inspect completed works, maintain quality standards, and report technical risks, defects, and recurring failures.

Qualifications and Skills

• Technical diploma, vocational qualification, or relevant technical certification in Electrical, Mechanical, HVAC, Building Maintenance, or a related technical field.
• At least five years of practical experience in building maintenance, construction projects, facilities, or related technical operations.
• Strong multi-technical building maintenance knowledge covering electrical, plumbing, HVAC, elevators, pools, fountains, irrigation, landscaping, cleaning, and general maintenance.
• Experience in snagging, de-snagging, defect rectification, post-construction maintenance, and project handover.
• Experience managing technicians, workers, subcontractors, and service providers.
• Strong troubleshooting, organization, communication, coordination, leadership, and attention-to-detail skills.
• Previous supervisory or managerial maintenance experience, construction project experience through handover, deep cleaning supervision, and Saudi Arabia experience are preferred.
