- Develop and implement comprehensive maintenance schedules and budgets, meticulously tracking expenses and identifying cost saving opportunities.
- Source, vet, and manage relationships with external vendors and contractors, negotiating contracts and ensuring adherence to quality standards and timelines.
- Oversee the efficient dispatch and coordination of in house maintenance staff, prioritizing urgent requests and managing workload effectively.
- Conduct regular site inspections to assess property conditions, identify potential issues, and proactively plan necessary repairs or upgrades.
- Maintain accurate and detailed records of all maintenance work, including service requests, work orders, and inspection reports, utilizing property management software.
- Respond promptly and professionally to tenant inquiries and complaints regarding maintenance issues, providing timely resolutions and clear communication.
