Position Overview

  • The Head of Leasing for Dubai, in property management is a senior leadership role responsible for maximizing occupancy, driving rental revenue, and overseeing all leasing strategy and operations across a real estate portfolio.
  • This executive oversees a team of leasing managers and agents, manages high value tenant negotiations, and aligns rental strategies with broader corporate financial goals.

Key Responsibilities

  • Strategic Planning & Market Intelligence: Formulate annual leasing plans and revenue targets for individual properties and the entire portfolio.
  • Conduct extensive market research to track competitor pricing, pipeline supply, and economic trends.
  • Establish dynamic pricing structures and concession policies to optimize absorption and financial returns.
  • Collaborate with marketing teams to deploy high impact omni channel campaigns targeting ideal tenant demographics.
  • Operations & Team Leadership: Direct and mentor the leasing team, establishing clear KPIs, conversion targets, and performance standards.
  • Standardize leasing processes, ensuring CRM data accuracy, compliant guest card management, and swift application turnaround times.
  • Audit lease files regularly to enforce total compliance with internal risk policies and fair housing regulations.
  • Deal Negotiation & Revenue Management: Lead high value lease negotiations, specifically for anchor commercial tenants or large corporate accounts.
  • Review and approve complex lease structures, ensuring legal protection and financial viability.
  • Drive tenant retention initiatives, overseeing early renewal campaigns to mitigate vacancy exposure.

Job Requirements

  • Education: Bachelor’s degree in Real Estate, Business Administration, Finance, or a related field (Master's degree preferred).
  • Experience: 7+ years of progressive real estate leasing experience, with at least 3+ years in a senior managerial or head of department role.
  • Licensing: Active Real Estate Broker or Salesperson License as required by regional legislation.
  • Skills & Competencies: Advanced Negotiation: Proven track record of closing complex real estate transactions and structuring favorable deals.
  • Financial Acumen: Deep understanding of real estate financial metrics, including Net Operating Income (NOI), Cap Rates, and Net Effective Rent.
  • Software Proficiency: Expert knowledge of property management systems (e.g., Yardi, RealPage, MRI) and modern CRM tools.
  • Leadership: Exceptional capabilities in managing remote or multi site teams, building consensus, and driving sales cultures.
