General Manager / Compound Manager

Role overview

Onsite operating environment

• The role requires onsite leadership of property, facilities, leasing, resident services, community engagement, and service providers.
• The manager serves as the primary client contact and works with government ministries, local authorities, utilities, tenants, contractors, and community representatives.

Strategic and operational leadership

• Develop and implement annual Property Operating Plans aligned with client investment objectives and Vision 2030 commitments.
• Integrate property management functions with hard and soft facilities management services.
• Maintain service quality through operating procedures, quality assurance, audits, inspections, and performance measurement.

Financial management

• Own compound P&L performance, revenue optimization, cost control, OPEX and CAPEX budgets, and financial forecasting.
• Monitor budgets and variances, oversee procurement, validate monthly financial reports, and manage capital investment planning.
• Prepare governance documents, operating plans, policies, procedures, approval requests, and client reporting.

Leasing and revenue

• Drive physical occupancy toward the stated 95%+ target through leasing strategies, resident retention, and reduced void periods.
• Manage corporate and government housing contracts, renewals, lease structures, Ejar registration, and REGA compliance.
• Use digital campaigns, corporate outreach, referrals, broker engagement, and performance metrics to maintain the leasing pipeline.

Resident experience and community

• Target strong resident satisfaction and oversee community activities, cultural events, family programs, health initiatives, and lifestyle programming.
• Implement resident surveys, exit interviews, digital feedback, complaints procedures, and resident-facing technology.
• Create an inclusive community environment adapted to the tenant demographic and cultural context.

Candidate profile

• Seasoned property management professional with experience in mixed-use or large-scale residential communities.
• Proven leadership capability, financial acumen, negotiation skills, and cultural awareness for Saudi residential assets.
• Knowledge of local law, REGA requirements, Ejar registration, HSE, compliance, and property management systems such as CRM, BMS, and CAFM.

Operational expertise

• Experience overseeing leasing, financial administration, facilities management, resident services, community engagement, and service providers.
• Ability to prepare budgets, forecasts, P&L reports, governance documents, operating plans, policies, and procedures.
• Experience with transitions management, multi-let assets, premium residential assets, or extensive amenity facilities is advantageous.
