Talently is seeking a Construction Project Manager to lead multiple concurrent commercial construction projects in the Greater Portland, ME area. The role involves managing schedules, budgets, and on-site activities for mixed-use developments.

Responsibilities

Manage multiple construction projects simultaneously from site infrastructure through tenant fit outs and vertical construction
Develop and maintain integrated master schedules, identifying and resolving conflicts related to sequencing, logistics, and trade availability
Monitor daily progress against baseline schedules and budgets, proactively addressing variances, risks, and potential delays
Oversee on site activities, quality standards, and safety compliance, coordinating with superintendents and field teams
Administer permitting, inspections, and interface with municipal and state agencies as well as utility providers
Drive closeout activities, including punch list completion, commissioning, documentation, and turnover to tenants and stakeholders
Act as the day to day primary point of contact for development and capital partners, anchor tenants, design teams, contractors, and municipal stakeholders
Prepare, track, and manage project budgets, reviewing subcontracts, vendor agreements, and implementing cost saving measures through value engineering and risk management

Requirements

5+ years of progressive experience managing commercial construction projects from pre construction through closeout
Proven success delivering medium to large scale retail, commercial, healthcare, residential, or mixed use developments
Clear, partner facing communication skills
Advanced competency in reading and interpreting construction drawings, specifications, and contract documents
Strong working knowledge of construction methods, materials, sequencing, and current market pricing
Proficiency with project management and scheduling software such as Planner, Procore, MS Project, Bluebeam, and Microsoft Office Suite

Must Have Skills

Clear, partner facing communication with the ability to brief joint venture partners, capital partners, and tenants effectively.
Advanced competency in reading and interpreting construction drawings, specifications, and contract documents.
Strong working knowledge of construction methods, materials, sequencing, and current market pricing.
Proficiency with project management and scheduling software such as Planner, Procore, MS Project, Bluebeam, and Microsoft Office Suite.

Nice to Have Skills

Experience with large scale, multi phase site developments or urban mixed use projects.
Background in stakeholder coordination across municipal, utility, and regulatory agencies.
Proficiency in value engineering and scope refinement for cost optimization.
Experience overseeing tenant delivery, fit out reviews, and commercial grand opening preparation.
Strong capabilities in risk analysis, project documentation, and reporting to senior leadership.

Salary

$130,000 $150,000 + Annual Bonus
