Construction Project Manager

Role Overview

Key Responsibilities

• Manage high-end residential villa and interior projects from early stages through completion and handover.
• Coordinate subcontractors, suppliers, consultants, and site teams.
• Monitor quality, programme, progress, and workmanship.
• Manage joinery, stone and marble, tiling, ceilings, decorative finishes, glazing, sanitaryware, ironmongery, and related interior works.
• Coordinate MEP services with ceilings, joinery, sanitaryware, and specialist finishes.
• Review architectural, interior design, joinery, and coordination drawings.
• Manage RFIs, CVIs, registers, approvals, shop drawings, WIRs, MIRs, variations, snagging, and handover documents.
• Identify technical, coordination, quality, and programme issues before they affect later trades.
• Communicate with clients, consultants, subcontractors, and internal teams.
• Manage project costs, variations, procurement, and programme implications.

Requirements

• Proven experience as a Project Manager or Construction Project Manager within the GCC.
• Strong experience delivering high-end residential villas and luxury interior projects.
• GCC villa experience is essential.
• Strong technical knowledge of construction, interior finishes, detailing, and site coordination.
• Ability to read and understand technical drawings and construction documentation.
• Strong knowledge of site procedures, project documentation, quality control, and handover processes.
• Excellent communication, coordination, and subcontractor management skills.
• Ability to manage multiple stakeholders while maintaining ownership of project delivery.

Preferred Qualifications

• Architectural, Interior Architecture, Construction Management, or a similar technical qualification is preferred but not mandatory when substantial relevant site experience is demonstrated.
• Luxury residential construction experience is preferred over purely commercial fit-out experience.
• Managing one high-end villa through completion and handover over an extended period is considered a strong advantage.
