Job purpose
Operate, inspect, maintain, troubleshoot, repair, and service chilled-water systems and associated HVAC equipment.
Ensure chillers operate safely, efficiently, and reliably while maintaining cooling performance and minimizing equipment downtime.
Operations and inspection
- Operate and monitor air-cooled and water-cooled chillers.
- Monitor chilled-water and condenser-water temperatures, pressures, flow rates, and operating parameters.
- Inspect compressors, evaporators, condensers, expansion valves, pumps, cooling towers, and associated components.
- Check oil levels, refrigerant condition, vibration, noise, and abnormal operating conditions.
- Ensure chillers operate within manufacturer-recommended parameters.
Preventive maintenance
- Perform scheduled preventive maintenance according to approved maintenance plans and manufacturer recommendations.
- Clean and inspect condenser and evaporator components.
- Check and clean strainers, filters, heat exchangers, coils, and associated equipment.
- Inspect pumps, valves, piping, insulation, and cooling-tower components where applicable.
- Check electrical connections, control panels, sensors, contactors, and protective devices.
- Record operating parameters and identify potential problems before equipment failure occurs.
