The Building Operator is responsible for supporting the safe, efficient, and professional day-to-day operation of assigned properties, including building systems, exterior common areas, contractor coordination, tenant service, life safety systems, operational projects, and regulatory compliance. The role may support a variety of asset types including office, retail, open-air shopping centres, mixed-use developments, and other commercial properties.
Responsibilities
- Operate, monitor, maintain, and troubleshoot building systems including HVAC, boilers, chillers, plumbing, electrical, lighting, life safety, security, access control, and related infrastructure.
- Respond to tenant requests, service calls, and operational concerns in a timely, professional, and customer-focused manner.
- Conduct routine inspections of interior and exterior property conditions including mechanical rooms, vacant premises, roofs, parking areas, sidewalks, landscaping, loading zones, waste enclosures, and common areas.
- Perform preventative maintenance, operational testing, equipment inspections, and minor repairs to building systems, fixtures, and common area assets.
- Assist with the operation, inspection, testing, documentation, and regulatory compliance of fire alarm, sprinkler, emergency lighting, generator, and other life safety systems.
- Respond to building emergencies including mechanical failures, power outages, water leaks, fire alarm activations, security incidents, hazardous conditions, and after-hours events.
- Coordinate, monitor, and verify contractors and service providers, including obtaining quotations, facilitating site access, and ensuring work is completed safely and in accordance with approved scopes.
- Maintain accurate maintenance records, inspection reports, life safety documentation, operating logs, meter readings, contractor records, and work order completion records.
- Process maintenance requests, supply orders, invoices, and building automation system activities, including scheduling and operational adjustments.
- Maintain inventory of tools, materials, and supplies to support efficient building operations and cost control.
- Assist with tenant move-ins, move-outs, tenant improvements, property projects, and operational initiatives while maintaining property standards.
- Identify and communicate operational risks, deficiencies, equipment lifecycle concerns, recurring maintenance issues, and capital replacement opportunities to management.
- Support compliance with applicable legislation, safety standards, environmental requirements, company policies, and authority having jurisdiction requirements.
- Practice and promote safe work procedures and participate in all required training, emergency preparedness, and safety programs.
- Participate in an on-call rotation and provide after-hours operational support as required.
- Perform other duties reasonably related to commercial property operations and portfolio management as assigned.
Qualifications & Competencies
- A minimum of an active 5th Class Power Engineering Certification along with ABSA registration.
- 3-5 years of experience in building maintenance, preferably of commercial buildings and open-air centers.
- Exceptional interpersonal, written, and verbal communication and customer service skills, combined with effective problem solving, decision making, organizing, and planning skills.
- Ability to work as both a team player and independently with minimal supervision.
- Be detail-oriented and have strong time management skills with the ability to handle multiple projects and competing priorities.
