Responsibilities
- Perform advanced financial analyses, including cash flow modeling, investment return calculations, and sensitivity analysis to support investment decision making
- Assess the financial viability of potential opportunities by analyzing income potential, expense structures, and market positioning
- Conduct detailed market research, including sales and leasing comparables, feasibility studies, and benchmarking against local and regional trends
- Analyze demographic, economic, and competitive data to identify emerging opportunities and mitigate potential risks
- Oversee comprehensive due diligence on potential acquisitions, reviewing legal documents, lease agreements, and property condition assessments
- Assess valuations, Highest and Best Use (HBU) studies, and visibility analyses conducted by external parties
- Identify and mitigate investment risks through proactive measures and continuous review processes
- Prepare and deliver periodic investor reports in compliance with regulatory reporting requirements
- Develop clear and concise presentations and investment memos for internal and external stakeholders
- Support portfolio performance monitoring and collaborate with governmental entities, developers, engineering consultants, property managers, and facility managers to ensure projects align with strategic objectives
Requirements
- Bachelor's degree in Finance, Economics, Real Estate, or a related field from an accredited institution
- 3 5 years of experience in real estate acquisitions, asset management, or a related field
- Strong analytical and financial modeling skills, including proficiency in discounted cash flow (DCF) analysis and comparable sales analysis
- CME 1 & 4 certification is required
- CFA Level I and/or CAIA Level I designation is preferred
