About the Role
R.Evolution seeks a Senior Quantity Surveyor to support commercial management of ultra-luxury residential developments in Dubai. You will work on the developer side, handling procurement, contract administration, cost control, and project delivery.

Responsibilities
- Support the Commercial Lead in the commercial management of multiple live developments
- Review and engage in procurement documentation prepared by the design and cost consultant
- Support the procurement strategy for specialist subcontract and supplier packages
- Review tender submissions and consultant recommendations, providing commercial input
- Assist with commercial negotiations with consultants, contractors, subcontractors and suppliers
- Negotiate directly with subcontractors, suppliers and manufacturers to form partnerships
- Monitor procurement programmes and consultant deliverables
- Identify opportunities for value engineering, procurement efficiencies and cost savings
- Attend commercial, design and site meetings representing the developer
- Support the delivery of LEED and WELL Platinum developments through procurement
- Develop and manage strategic supplier relationships, including framework agreements
- Review, prepare and certify interim payment applications and final accounts
Requirements
- Bachelor's degree in Quantity Surveying
- Minimum 8 years of overall QS experience
- Minimum 3 years experience in the UK with a main contractor, subcontractor or developer
- Minimum 3 years of QS experience in UAE/GCC working with a cost consultant or developer or main contractor on residential, commercial or mixed use developments
- Strong technical understanding of construction, design coordination and project delivery
- Sound knowledge of FIDIC contracts and UAE construction practices
- Strong communication and stakeholder management skills
- Advanced proficiency in Microsoft Excel and Quantity Surveying/cost management software
- MRICS, MCIOB or equivalent professional accreditation (or working towards) is preferred
- UAE driving licence preferred

Job Summary
- The Senior Quantity Surveyor will work directly alongside the Commercial Lead on the developer side, supporting the commercial management of two live ultra luxury residential developments in Dubai with a combined construction value exceeding AED 1 billion, together with several new projects currentl
- This is not a traditional Quantity Surveying role; the successful candidate will be expected to wear many hats and become involved in all aspects of project delivery.
Project Specific Responsibilities
- Support the Commercial Lead in the commercial management of multiple live developments.
- Review and engage in procurement documentation prepared by the design and cost consultant, including Bills of Quantities, scopes of work, tender documentation and contract particulars.
- Support the procurement strategy for specialist subcontract and supplier packages.
- Review tender submissions and consultant recommendations, providing commercial input, identifying risks and opportunities.
- Assist with commercial negotiations with consultants, contractors, subcontractors and suppliers.
- Negotiate directly with subcontractors, suppliers and manufacturers to form partnerships.
- Monitor procurement programmes and consultant deliverables.
- Identify opportunities for value engineering, procurement efficiencies and cost savings.
- Attend commercial, design and site meetings representing the developer.
- Support the delivery of LEED and WELL Platinum developments through procurement of specialist systems and materials.
- Assist with launching new developments from concept through procurement and delivery.
Internal Responsibilities
- Develop and manage strategic supplier relationships, including framework agreements and direct procurement arrangements.
- Review, prepare and certify interim payment applications and final accounts for the Employer's direct consultants.
- Prepare monthly commercial and project reports for senior management and C Level stakeholders.
- Monitor project costs against approved budgets, cash flow forecasts and cost to complete.
- Assist in the feasibility, design review and commercial assessment of new developments.
Required Qualifications & Experience
- Bachelor's degree in Quantity Surveying
- Minimum 8 years of overall QS experience
- Minimum 3 years experience in the UK with a main contractor, subcontractor or developer, including procurement of specialist trade packages.
- Minimum 3 years of QS experience UAE/GCC working with a cost consultant or developer or main contractor on residential, commercial or mixed use developments.
- Strong technical understanding of construction, design coordination and project delivery.
- Sound knowledge of FIDIC contracts and UAE construction practices.
- Strong communication and stakeholder management skills.
- MRICS, MCIOB or equivalent professional accreditation (or working towards) is preferred.
- Self motivated, proactive and comfortable working in a fast paced developer environment.
- Strong commercial awareness with excellent negotiation and problem solving skills.
- Advanced proficiency in Microsoft Excel and Quantity Surveying/cost management software.
- Good understanding of measurement standards, including NRM, POMI.
