Responsibilities
- Manage field staff across a multi unit residential portfolio
- Onboard properties from owner meeting through to first live booking
- Ensure DET/DTCM holiday home licensing and compliance
- Maintain guest rating averages of 4.7 or above
- Close management mandates with property investors
- Manage contractor and vendor relationships for maintenance, cleaning, access
- Use Property Management System and dynamic pricing tools
- Handle guest escalations, damage disputes, and owner complaints

- Minimum 5 years in Dubai short term rental or holiday home operations
- Has supervised a team of field staff across a multi unit residential portfolio
- Has personally onboarded properties from owner meeting through to first live booking
- Full working knowledge of DET/DTCM holiday home licensing and compliance
- Maintained guest rating averages of 4.7 or above across a managed portfolio
- Existing network of real estate agents, building managers, or developer contacts in Dubai
- UAE driving licence
- Own reliable vehicle

What You Need To Have
- Minimum 5 years in Dubai short term rental or holiday home operations specifically — not hotels, not property sales.
- Has supervised a team of field staff across a multi unit residential portfolio.
- Has personally onboarded properties from owner meeting through to first live booking.
- Full working knowledge of DET/DTCM holiday home licensing and compliance.
- Maintained guest rating averages of 4.7 or above across a managed portfolio.
- Has sat in front of property investors and closed management mandates.
- Existing network of real estate agents, building managers, or developer contacts in Dubai.
- Able to present a revenue case to a sophisticated owner without overpromising.
- Pipeline discipline — tracks leads, follows up without being chased, knows how to close.
- Multi unit field operations experience — dispersed properties across multiple buildings, not a single site.
- Contractor and vendor management — maintenance, cleaning, access, building relationships.
- Hands on DET/DTCM compliance knowledge — permits, renewals, inspection readiness.
Additional Requirements
- Experience using a Property Management System.
- Familiarity with dynamic pricing tools — PriceLabs, Beyond, or equivalent.
- Has held people accountable to a written standard — SOPs, checklists, KPIs.
- Managed and developed junior field staff.
- Handled guest escalations, damage disputes, and owner complaints without senior intervention.
- UAE driving licence — essential.
- Own reliable vehicle — essential.
- Based in Dubai — essential.
