Job Purpose
The MEP Estimator, working on the developer side, is responsible for MEP cost planning, budgeting, commercial evaluation, and cost control across development projects.
The role supports feasibility studies, tender evaluation, value engineering, and budget governance to achieve cost certainty and best-value outcomes.
Applicants must have a contractor estimation or tendering background.
Key Responsibilities
- Prepare and review MEP cost estimates and cost plans at concept, schematic, and design development stages.
- Develop and maintain MEP budgets and benchmarks aligned with project feasibility.
- Review and validate MEP cost plans, BOQs, and estimates prepared by consultants.
- Identify cost risks, scope gaps, and opportunities for value engineering.
- Review MEP tender documents and commercially evaluate contractor submissions.
- Prepare tender comparisons and cost recommendations for management approval.
- Assist procurement teams with MEP package strategies and commercial negotiations.
- Review MEP variations, change orders, and claims during construction.
- Obtain subcontractor and supplier quotations to validate cost plans.
- Provide MEP cost input to reporting, forecasting, and final account close-out.
Stakeholder Coordination
- Coordinate with development, design consultants, cost consultants, project managers, and procurement teams.
- Participate in design reviews, value engineering workshops, and pre-tender meetings.
Skills and Competencies
- Strong commercial understanding of HVAC, electrical, plumbing, fire, and ELV systems.
- Ability to read and interpret drawings, specifications, and BOQs.
- Strong analytical, budgeting, and negotiation skills.
- Ability to challenge consultants and contractors constructively.
- Detail-oriented with a strong cost-control mindset.
- Expertise in Microsoft Excel.
Qualifications and Experience
- Bachelor’s degree in Mechanical or Electrical Engineering is required.
- 10–15 years of experience in MEP estimation or cost management is required.
- Contractor-side tendering or estimation experience is mandatory.
- Experience in residential, commercial, mixed-use, or hospitality developments is required.
- Knowledge of subcontractors and suppliers is very important.
- Professional connections, UAE supply-chain market rates, and authority requirements are preferred.
