Senior Design and Pre-Construction Project Manager

About the Role

Design and Pre-Construction Skills

• Manage multidisciplinary design delivery for high-rise residential, commercial, and mixed-use towers.
• Coordinate architectural, structural, MEP, façade, vertical transportation, fire and life safety, and landscape interfaces.
• Develop design management plans, responsibility matrices, deliverables schedules, and approval workflows.
• Manage programmes, milestones, critical paths, recovery planning, BIM coordination, clash detection, and constructability reviews.
• Coordinate drawings, specifications, schedules, and bills of quantities into complete tender packages.
• Lead client meetings, technical workshops, consultant coordination, deadline ownership, and issue closure.

Key Responsibilities

• Lead the project from design development through coordinated tender package completion and issuance.
• Coordinate design teams, consultant deliverables, project programmes, meetings, registers, risks, changes, and technical issues.
• Monitor BIM coordination and clash detection and coordinate compliance reviews against applicable Saudi requirements.
• Coordinate with quantity surveyors and cost consultants to maintain consistency between design, specifications, schedules, and BOQ.
• Prepare progress reports and manage tender readiness, controlled issuance, clarifications, and addenda.

Required Qualifications and Experience

• At least 12 years of relevant professional experience, including at least 5 years in project or design management.
• High-rise residential, commercial, or mixed-use tower experience of comparable scale and complexity is essential.
• The candidate must have taken at least one major development through design development and tender documentation.
• Strong design documentation review, coordination, programme control, tender preparation, leadership, negotiation, and stakeholder management skills are required.
• Excellent verbal and written English communication skills are required.

Preferred Qualifications

• A Bachelor’s degree in Architecture is preferred; Civil Engineering may be considered with substantial multidisciplinary design management experience.
• Saudi Arabia project experience, PMP or equivalent qualification, and Saudi Council of Engineers membership are preferred.
• Candidates based in Saudi Arabia with valid transferable Iqama and immediate or short-notice availability are preferred.
• Arabic proficiency is an advantage.

Required Software Skills

• Proficiency in Primavera P6, Microsoft Project, AutoCAD, Autodesk Revit, Microsoft Excel, Word, PowerPoint, and Outlook is required.
• Proficiency in Navisworks and Autodesk Construction Cloud or BIM 360 is required.
• Power BI and other project reporting or document management platforms are advantageous.
