The role works with cross-functional project teams and stakeholders at multiple levels of seniority.
Workplace and Job Details
- The position is hybrid and based in Mumbai.
- The role is part of Operations Facilities.
- The employment arrangement is full time.
Pre-Contract Responsibilities
- Procure and manage third-party design, commercial, and pre-construction consultants.
- Develop RFPs and service deliverables for commercial management services.
- Develop general contractor and supplier procurement strategies with the Construction Management team.
- Work with Legal and Procurement to prepare and negotiate general contractor contracts.
- Present construction market insights, cost indices, supplier information, and benchmarking data.
- Prepare feasibility estimates, detailed cost models, budgets, and funding approval presentations.
- Advise on economical design and construction delivery strategies.
- Identify commercial risks and mitigation strategies.
- Maintain cost data in the Equinix Work Breakdown Structure throughout the project lifecycle.
- Lead value engineering exercises with clear cost evaluations.
- Prepare cash flow forecasts and oversee monthly budget, cash flow, risk, and change reports.
Post-Contract Responsibilities
- Manage third-party commercial consultants and monitor the quality and timeliness of their deliverables.
- Monitor budgets, cost checks, value engineering, cost-saving initiatives, and alternatives throughout projects.
- Oversee commercial change management and change evaluation.
- Monitor and report regional project portfolio cash flow.
- Provide Construction in Place data to Finance.
- Lead commercial risk management, audits, contingency analysis, and management.
- Oversee cost reports covering budget, cash flow, risk, and change management.
- Monitor financial close-out, vendor settlement, lessons learned, and outturn cost analysis.
Qualifications
- Bachelor’s degree in quantity surveying, construction, business, finance, engineering, or a related field.
- Minimum 12 years of experience in commercial management.
- Proven data center and strong MEP experience.
- RICS accreditation is preferred.
Skills
- Detail orientation with accurate input and proofreading skills.
- Ability to manage multiple tasks in a fast-paced environment.
- Strong written and verbal communication skills.
- Strong accountability, ownership, and urgency.
- Strong computer skills, particularly with Excel, Power BI, and cost management tools.
