Real Estate Investment Manager

Role Overview

Key Responsibilities

• Develop investment strategies aligned with organizational objectives, risk appetite, capital requirements, and target returns.
• Identify and evaluate acquisition, development, joint venture, repositioning, redevelopment, and disposal opportunities.
• Develop financial models covering feasibility, returns, sensitivity scenarios, downside risks, and capital requirements.
• Conduct market research on property values, rental levels, occupancy, supply and demand, economic conditions, and competitors.
• Prepare investment memoranda, acquisition proposals, feasibility studies, market assessments, and investment committee materials.
• Lead commercial, financial, legal, technical, environmental, tax, operational, and market due diligence.
• Coordinate stakeholders and support negotiations involving purchase agreements, development agreements, joint ventures, financing, leases, and management agreements.
• Manage transactions from opportunity sourcing through assessment, approval, negotiation, closing, and post-acquisition integration.
• Monitor development and construction budgets, schedules, cost exposure, project risks, and expected returns.
• Develop asset-management strategies and monitor portfolio performance, valuations, KPIs, risk parameters, and business plans.
• Assess investment risks and develop mitigation strategies and scenario analyses for downside protection and capital preservation.
• Present recommendations, portfolio performance, market intelligence, risks, and strategic initiatives to senior management, committees, investors, and executives.

Candidate Profile

• The candidate should have strong experience in real estate investment, acquisitions, development, asset management, private equity, investment banking, corporate finance, property investment, or a related field.
• The candidate should have strong financial modeling, investment analysis, transaction execution, market research, negotiation, and stakeholder-management capabilities.
• Experience across residential, commercial, office, retail, hospitality, industrial, logistics, mixed-use, or development assets is advantageous.
• Experience evaluating UAE or wider Middle East real estate investments is highly desirable.

Required Capabilities

• Strong understanding of IRR, NPV, equity multiples, capitalization rates, yields, leverage, DSCR, LTV, and cash-flow analysis.
• Strong Excel, financial modeling, analytical, and reporting skills.
• Ability to prepare high-quality investment memoranda and executive-level reports.
• Ability to work independently and effectively within a fully remote environment.

Key Performance Indicators

• Performance is measured through investment IRR, equity multiple, ROI, net operating income growth, capital appreciation, rental income growth, occupancy, and asset valuation growth.
• Additional measures include acquisition pipeline value, transaction completion, investment deployment, portfolio cash flow, financing and leverage, development delivery, risk-adjusted returns, exits, and stakeholder satisfaction.

Work Arrangement

• The position is fully remote in the United Arab Emirates.
