Role Summary
Project Manager responsible for delivering construction, fit-out, renovation, and industrial projects from award through final handover and closeout.
The role manages project teams, subcontractors, suppliers, schedules, costs, quality, safety, documentation, and client communication.
Project Planning and Execution
- Review contracts, scopes, BOQs, specifications, drawings, and project requirements.
- Develop execution plans, work programmes, procurement schedules, resource plans, milestones, and reporting procedures.
- Coordinate mobilization, permits, manpower, materials, equipment, and early risk identification.
- Manage daily activities against approved scope, schedule, budget, quality, and safety requirements.
- Coordinate engineers, supervisors, subcontractors, suppliers, and labour teams.
- Inspect sites, monitor productivity and workmanship, resolve issues, and prepare recovery plans.
Technical Coordination
- Review architectural, civil, structural, mechanical, and electrical drawings.
- Coordinate shop drawings, material submittals, samples, method statements, RFIs, inspections, and technical approvals.
- Identify discrepancies between drawings, specifications, BOQs, and site conditions.
- Coordinate design and construction issue resolution and record approved technical changes.
Stakeholders and Reporting
- Act as the main contact for consultants, subcontractors, and project stakeholders.
- Conduct meetings, circulate minutes and action plans, and provide progress updates.
- Maintain correspondence, approvals, drawings, submittals, inspections, variations, and site instructions.
- Prepare progress reports, photographs, manpower reports, material logs, risk registers, issue logs, and trackers.
Quality, Safety, and Closeout
- Ensure compliance with approved drawings, specifications, quality standards, and client requirements.
- Coordinate inspections, corrective actions, snagging, rectification, final inspections, and handover.
- Implement HSE requirements, verify site safety procedures, and report unsafe activities.
- Coordinate testing, commissioning, as-built documents, warranties, manuals, completion certificates, and lessons learned.
Education and Experience
- Bachelor’s degree in Civil Engineering, Architecture, Construction Management, or a related discipline.
- At least 5 years of relevant construction, fit-out, renovation, industrial, or commercial project experience.
- PMP or equivalent project-management certification is preferred.
- Saudi Council of Engineers registration is preferred where applicable.
Technical Skills
- Knowledge of construction methods, materials, BOQs, specifications, and technical drawings.
- Experience with scheduling, cost control, procurement, risk management, and progress monitoring.
- Understanding of contracts, variations, claims, payment applications, and closeout requirements.
- Proficiency in Microsoft Office and Microsoft Project or Primavera P6.
- Ability to review AutoCAD drawings; Revit or BIM knowledge is advantageous.
Personal and Language Requirements
- Strong leadership, communication, negotiation, coordination, planning, organization, and problem-solving skills.
- Strong written and spoken English is required; Arabic is advantageous.
- Previous Saudi Arabia or GCC experience, Saudi construction knowledge, and a valid Saudi driving licence are preferred.
- Willingness to travel or relocate between project sites when required.
