Role Purpose

The Operations Manager serves as the primary onsite landlord representative for a retail-led mixed-use community asset in Riyadh.

The role provides operational authority at site level and protects tenant performance, customer experience, and asset integrity through structured execution.

Asset Context

The asset includes active retail and F&B tenants, a high-footfall environment, extended trading hours, and ongoing phased delivery coordination with development.

The asset requires continuous landlord visibility, disciplined outsourced facilities management governance, and structured tenant lifecycle management.

Experience and Qualifications

7–12 years of experience in retail mall management or high-footfall mixed-use environments.
Proven experience supervising outsourced facilities management providers and coordinating tenants in retail trading environments.
Knowledge of mall operations, F&B trading requirements, community retail dynamics, and SLA/KPI-based contractor management.
A bachelor's degree in Engineering, Business, or a related field is preferred.
Fluency in Arabic and English is mandatory for tenant and authority interaction.

Core Competencies

Strong onsite leadership presence, operational discipline, attention to detail, and a structured governance mindset.
Calmness under pressure, commercial awareness in retail environments, and strong interpersonal and conflict resolution skills.
Ability to work extended trading hours when required.

Working Model

Shift-based coverage is aligned with trading hours.
Weekend presence is required.
Evening coverage is required during F&B peak periods.
Visible landlord presence is required during events.

Responsibilities

Serve as the primary onsite landlord representative and operational authority for the asset.
Ensure disciplined daily operations, visible landlord presence, structured tenant engagement, and consistent asset presentation.
Govern retail operations at site level in alignment with central technical, commercial, and financial Asset Operations standards.
Protect tenant performance, customer experience, and asset integrity through structured operational execution.
Supervise outsourced facilities management providers and manage contractor performance against SLAs and KPIs.
Coordinate with active retail and F&B tenants in a high-footfall, extended-hours trading environment.
Support coordination with development teams during phased asset delivery.
Provide shift-based coverage aligned with trading hours, including weekends and F&B peak periods.
Maintain visible landlord presence during events.
