Role Description
We are seeking a highly experienced MEP Asset Condition & Functionality Specialist with deep technical knowledge of Mechanical, Electrical, and Plumbing assets.
The candidate will be responsible for conducting detailed asset condition assessments, functionality testing, verification, and technical evaluation of MEP systems across various facilities and communities.
The role requires strong field experience and hands-on understanding of MEP equipment, operational performance assessment, asset lifecycle evaluation, and industry best practices.
Key Responsibilities
- Conduct detailed physical condition assessments of MEP assets and systems
- Perform functionality testing and operational verification of MEP equipment
- Assess asset performance, criticality, lifecycle status, and maintenance requirements
- Identify defects, failures, operational gaps, and risks
- Review asset data, drawings, O&M manuals, and technical documentation
- Validate asset inventory, tagging, and classification
- Prepare technical reports with recommendations for repair, replacement, and lifecycle planning
- Coordinate with facilities teams and site stakeholders during assessments
- Ensure compliance with international standards and industry best practices
Assets Knowledge Required (Deep Technical Understanding)
- HVAC systems (AHU, FCU, Chillers, Pumps, Cooling Towers, Ventilation Systems)
- Electrical systems (Transformers, MDB, SMDB, UPS, Generators, Lighting, LV systems)
- Plumbing systems (Water supply, drainage, pumps, tanks)
- Fire and life safety systems
- Vertical transportation systems
- BMS and control systems
- ELV systems and associated infrastructure
Qualifications
- Bachelor's Degree in Mechanical or Electrical Engineering
- Minimum 8–10 years of hands-on MEP and Facilities Management experience
- Strong knowledge of condition assessment methodologies and functionality testing procedures
- Experience in asset surveys, asset validation, and lifecycle assessments
- Familiarity with asset management standards and FM best practices
- Experience in communities, commercial, residential, or mixed-use developments preferred
- Strong reporting and communication skills
Preferred Experience
- Experience in Asset Condition Assessment (ACA) projects
- Knowledge of ISO 55001, Asset Management principles, and FM systems
- Experience with large-scale asset surveys and criticality assessments
