Job Purpose

  • The Manager – Retail Delivery is responsible for managing the end to end delivery and operational readiness of retail assets, ensuring seamless transition from project completion to business operations.

Retail Asset Delivery & Handover Management

  • Manage the end to end retail delivery and handover process from project completion through operational readiness.
  • Coordinate with project teams, consultants, contractors, and internal stakeholders to monitor retail asset progress.
  • Oversee testing, commissioning, snagging, and de snagging activities to ensure retail units and common areas are delivered defect free.
  • Review project completion status, technical submissions, and handover documentation.
  • Drive final inspections, authority approvals, and completion certification processes.

Retail Quality, Design & Compliance Management

  • Ensure delivered retail spaces comply with approved design standards, brand guidelines, technical specifications, and quality expectations.
  • Monitor construction quality and delivery standards through regular inspections and audits.
  • Verify compliance with UAE regulations, authority requirements, health and safety standards.
  • Manage the completion and accuracy of retail handover documentation.

Tenant Delivery & Operational Readiness

  • Coordinate with Leasing, Retail Operations, and Facilities Management teams to ensure retail units are prepared for tenant fit out.
  • Facilitate tenant handover activities by ensuring spaces, services, and supporting infrastructure are ready.
  • Support tenant related technical coordination and resolve delivery issues.
  • Establish processes for defect liability period (DLP) management.

Cross Functional Stakeholder Management

  • Collaborate with Development, Engineering, Design, Construction, Leasing, Finance, and Legal teams.
  • Act as the primary coordination point between project delivery teams and operational stakeholders.
  • Resolve delivery challenges and escalate critical risks to management.
  • Coordinate commercial and contractual close out activities.

Retail Delivery Performance & Governance

  • Develop retail delivery KPIs, dashboards, and reporting mechanisms.
  • Monitor delivery performance against approved timelines, budgets, and quality benchmarks.
  • Prepare regular management reports highlighting delivery status, risks, and handover readiness.
  • Implement governance processes and continuous improvement initiatives.

Team Leadership & Capability Development

  • Lead and manage retail delivery team members, coordinators, and specialists.
  • Develop team capabilities in retail delivery processes, quality management, stakeholder coordination.
  • Promote a culture of accountability, collaboration, and customer focus.

Educational Qualifications, Work Experience, and Skills Required

  • Must have a Bachelor’s degree in Civil Engineering, Architecture, Construction Management, Real Estate Development, or related discipline.
  • Professional certifications such as PMP, RICS, LEED, or equivalent are preferred.
  • Must have a minimum of 5 years in Retail Delivery management experience with a prominent retail developer in the UAE.
  • Must have a proven experience of managing large scale retail, commercial, or mixed use asset handovers.
  • Strong understanding of retail development lifecycle, tenant handover requirements, fit out coordination, and UAE/GCC construction regulations.
  • Strong knowledge of retail asset delivery, construction processes, commissioning, and handover management.
  • Strong project management and stakeholder coordination capabilities.
  • Ability to manage multiple projects, priorities, and deadlines.
  • Excellent communication, negotiation, and problem solving skills.
  • Strong understanding of quality assurance, compliance, and operational readiness requirements.
  • Customer and tenant focused mindset with strong attention to detail.
  • Proficiency in ERP systems, CAFM platforms, project management tools, and handover management systems.
