Job Description

1. Operations & Facility Management

Oversee day-to-day operations (security, janitorial, landscaping, HVAC, plumbing, electrical).

Conduct regular property inspections to ensure safety, cleanliness, and repair needs.

Manage vendor contracts and service-level agreements.

Implement safety protocols and emergency preparedness plans.

2. Resident Relations

Act as the primary contact for Occupants.

Handle tenant inquiries, complaints, and service requests promptly.

Coordinate move-ins and move-outs.

Ensure lease compliance and foster positive tenant relationships to support retention.

3. Financial Management

Prepare and manage annual operating budgets and capital expenditure plans.

Collect rent, manage arrears, and oversee financial reporting.

Monitor expenses, approve invoices, and control costs.

Provide variance reports and performance analysis to ownership.

4. Compliance & Risk Management

Ensure adherence to local laws, building codes, and safety regulations.

Manage insurance requirements and assist with claims.

Maintain accurate documentation, contracts, and records.

5. Capital Projects & Improvements

Plan and oversee renovations, upgrades, and major repairs.

Obtain bids, manage contractors, and ensure projects stay on schedule and budget
