Manager - Property

Clients, Safety, and Compliance

• Act as the primary operational contact for clients and occupants and address requirements and complaints.
• Conduct review meetings and ensure agreed service standards and SLAs are achieved.
• Conduct safety inspections, audits, mock drills, emergency preparedness, Permit to Work, and LOTO activities.
• Maintain statutory licenses and coordinate inspections for lifts, electrical systems, fire systems, DG, and pollution control.

Sustainability and Workforce

• Monitor electricity, water, fuel, energy KPIs, conservation opportunities, and sustainability initiatives.
• Plan technical, housekeeping, security, and support manpower and monitor attendance, productivity, training, and competency.
• Identify operational risks, develop emergency response and business continuity plans, and track mitigation actions.
• Present operational performance and maintain reports covering KPIs, complaints, breakdowns, energy, finance, and compliance.

Reporting and Administration

Requirements

• Manage daily property operations and technical services in line with client requirements.
• Oversee MEP systems including electrical, HVAC, DG, lifts, plumbing, STP, and fire and life-safety systems.
• Manage preventive and corrective maintenance, asset records, equipment history, and statutory documentation.
• Manage vendors, contractors, suppliers, AMC/CMC contracts, SLAs, KPIs, quotations, and service reports.
• Prepare and monitor OPEX and CAPEX budgets and control operational expenses.
• Ensure compliance with EHS, fire and life-safety, statutory, environmental, and regulatory requirements.
• Plan and manage technical, housekeeping, security, and other support manpower.
• Develop emergency response, business continuity, risk assessment, and contingency arrangements.
• Prepare operational reports, Excel trackers, presentations, invoices, and supporting vendor documentation.
