Job Overview
- Mall Leasing Agent responsible for maximizing mall occupancy, driving rental revenue, and optimizing tenant mix.
- Focus on end to end leasing lifecycle: identifying tenants, site viewings, negotiating terms, and executing leases.
Key Responsibilities
- Actively prospect, cold call, and network to identify potential retail, F&B, and entertainment tenants.
- Maintain a robust pipeline of prospective brands and concepts.
- Conduct continuous market research on retail trends and competitor strategies.
- Conduct site inspections and present vacant spaces to prospective tenants.
- Negotiate key commercial lease terms including Base Rent, Turnover Rent, Fit Out Periods, Service Charges, and Marketing Fees.
- Prepare and issue Letters of Intent and Lease Proposals for management approval.
- Ensure lease terms align with financial budgets and compliance standards.
- Analyze mall layout for strategic placement of anchor tenants, inline stores, and kiosks.
- Foster long term relationships with retail groups, franchise operators, and independent retailers.
- Address tenant queries during pre opening phase and coordinate lease renewals or expansions.
- Partner with Legal Team for drafting and execution of Lease Agreements.
- Coordinate with Mall Operations and Fit Out Teams for seamless handover.
Candidate Profile & Eligibility Criteria
- Minimum 3 5 years of progressive sales or leasing experience in Real Estate.
- Proven track record in Commercial Leasing, Retail Leasing, or Shopping Mall Asset Management.
- Strong understanding of property transaction lifecycles and leasing mechanisms.
- Deep existing network of connections with retail franchise groups, F&B brands, and local operators.
- Familiarity with standard tenancy contracts, property laws, and regulatory processes.
- Advanced understanding of retail specific clauses (turnover rent, exclusivity, fit out regulations).
- Proficiency in MS Office and basic CRM.
- Experience with Property Management Systems or real estate ERP (e.g., Yardi, SAP, Oracle) preferred.
