- Complete resident work orders promptly, ensuring quality service and adherence to the 24- and 48 - hour guarantees where applicable.
- Perform maintenance and repairs, including HVAC, electrical, plumbing, carpentry, drywall, appliances, and exterior structures.
- Conduct routine inspections and preventative maintenance to keep equipment, tools, and common areas in top condition.
- Assist the Maintenance Manager in daily operations.
- Prepare vacant apartments for new residents by completing repairs, cleaning, and ensuring all features are in working order per our Total Quality Make Ready (TQMR) program as needed.
- Work independently while following company standards, demonstrating attention to detail, and maintaining a commitment to resident satisfaction.
- Provide emergency and on-call maintenance support as needed.
- Support the team with other duties as needed to maintain resident satisfaction and property standards.
- Proven experience in multifamily property maintenance, facilities management, or a related field.
- HVAC certification required ; CPO certification preferred.
- Strong leadership and communication skills .
- Strong organizational and time-management skills .
- Ability to work flexible schedules, including participation in an on-call rotation.
- Lifting/carrying (supplies, equipment, etc.): Over 75 lbs. Rare need 25 – 75 lbs. Occasional need 1 – 25 lbs. Constant need
