Responsibilities
- Diagnose and troubleshoot air conditioning faults; perform preventive maintenance on split and window A/C units
- Diagnose and repair water leaks, plumbing faults, and install new plumbing fixtures
- Diagnose and repair basic electrical faults; replace switches, sockets, breakers, lighting fixtures
- Repair doors, cabinets, wardrobes, locks, hinges, and perform general carpentry work
- Repair cracks, holes, and damaged wall surfaces; perform touch up painting and repainting
- Diagnose and repair basic faults in household appliances
- Conduct routine inspections of apartments and common areas; perform move in, move out, and preventive maintenance inspections
- Respond promptly and professionally to maintenance requests; complete repairs with minimal disruption
Requirements
- Minimum 3 years of experience in property maintenance, hospitality, facilities management, or a related field
- Strong knowledge of HVAC, plumbing, electrical systems, carpentry, painting, and general building maintenance
- Ability to independently diagnose faults and perform repairs
- Valid Driving License is mandatory
- Basic English communication skills
- Comfortable using smartphones for maintenance requests and communication

Position Summary
- The Maintenance Technician is responsible for diagnosing, repairing, and maintaining residential apartments, villas, and common areas.
- The ideal candidate should have strong technical knowledge across multiple maintenance disciplines and be capable of independently identifying faults, recommending solutions, and completing repairs to a high professional standard.
- The successful candidate must take pride in delivering high quality workmanship, maintaining exceptional attention to detail, and ensuring every property is maintained in excellent condition for tenants and guests.
Air Conditioning (HVAC)
- Diagnose and troubleshoot air conditioning faults.
- Perform preventive maintenance on split and window A/C units.
- Clean indoor and outdoor A/C units, filters, evaporator and condenser coils.
- Detect refrigerant leaks and repair where possible.
- Vacuum and recharge refrigerant (gas) according to manufacturer specifications.
- Repair or replace compressors, capacitors, contactors, thermostats, fan motors, sensors, and other A/C components.
- Ensure systems operate efficiently and safely after servicing.
Plumbing
- Diagnose and repair water leaks and plumbing faults.
- Repair or replace faucets, mixers, valves, toilets, bidets, wash basins, sinks, showers, and water heaters.
- Unclog toilets, sinks, floor drains, and sewage lines.
- Repair drainage and sewage systems.
- Install new plumbing fixtures and accessories.
- Identify hidden leaks and recommend appropriate repair solutions.
Electrical
- Diagnose and repair basic electrical faults.
- Replace switches, sockets, breakers, lighting fixtures, transformers, and electrical accessories.
- Install ceiling lights, wall lights, ceiling fans, and household appliances.
- Ensure all electrical work complies with safety standards.
Carpentry & Furniture Repairs
- Repair doors, cabinets, wardrobes, drawers, locks, hinges, shelves, and wooden fixtures.
- Assemble furniture and install fittings.
- Install curtain rods, mirrors, artwork, shelving, and wall mounted accessories.
- Repair damaged furniture and perform general carpentry work.
Painting & Finishing
- Repair cracks, holes, and damaged wall surfaces.
- Prepare surfaces for painting.
- Perform touch up painting and complete wall and ceiling repainting.
- Match existing paint colours whenever possible.
- Maintain a clean, high quality finish.
Appliance Maintenance
- Diagnose and repair basic faults in household appliances, including washing machines, dryers, refrigerators, ovens, hobs, microwaves, dishwashers, and water heaters.
- Coordinate with specialized service providers when repairs require manufacturer support or advanced technical expertise.
General Maintenance
- Conduct routine inspections of apartments and common areas.
- Perform move in, move out, and preventive maintenance inspections.
- Repair minor drywall, tiles, grout, silicone joints, and finishing defects.
- Apply and replace silicone sealant in bathrooms, kitchens, and wet areas.
- Carry out minor waterproofing and sealing repairs where required.
- Replace damaged hardware and fixtures.
- Ensure apartments are fully operational and guest ready before guest check in or tenant move in.
- Carry out preventive maintenance to minimize future repairs.
Outdoor Maintenance
- Maintain landscaped areas and gardens.
- Repair irrigation and watering systems.
- Perform minor outdoor repairs and upkeep.
- Ensure common areas remain clean, safe, and presentable.
Guest & Tenant Support
- Respond promptly and professionally to maintenance requests.
- Diagnose issues efficiently and provide effective solutions.
- Complete repairs with minimal disruption to guests and tenants.
- Escalate major repairs requiring specialized contractors.
- Be available to respond to emergency maintenance requests outside normal working hours when required.
