Primary Purpose

maximize property occupancy rates and rental income by overseeing the entire leasing cycle, from marketing and applicant screening to lease execution and tenant retention.

Key Accountabilities

  • Driving leasing performance, setting rental rates, and reducing vacancy periods to optimize revenue.
  • Developing and executing marketing campaigns, managing property listings, showing units, and closing lease agreements with qualified prospects.
  • Managing the move-in/move-out process, resolving tenant disputes, and implementing retention strategies to encourage lease renewals.
  • Reviewing applicant credit/backgrounds, processing documentation, managing leasing staff, and conducting market research to remain competitive.
  • Ensuring all leasing activities comply with local, state, and federal housing laws, while reporting on financial performance to owners.
  • Drafts, negotiates, and closes lease agreements while ensuring compliance with local, state, and federal housing laws.
  • Addresses tenant complaints, resolves conflicts, and ensures maintenance requests are completed promptly to maintain high retention rates.
  • Monitors competitors, analyzes local market trends to adjust pricing strategies, and prepares regular financial/operational reports for property owners.
  • Collects rental payments, security deposits, and manages the leasing office budget.
  • Supervises leasing agents and coordinates with maintenance staff to ensure the property is presentable.

Education

Bachelor's Degree in Business or Economy Or Any Related Field .

Experience

+8 years of experience in leasing, sales, and service.

Skills

  • :
  • Excellent verbal and written skills for negotiating, marketing, and fostering tenant relationships.
  • Deep understanding of landlord-tenant laws, fair housing regulations, and lease agreements.
  • Ability to calculate commissions, rent, and manage budgets.
  • Proficiency with property management software and Microsoft Office Suite.
  • Strong customer service, problem-solving, and conflict-resolution abilities.
  • Ensuring compliance with company policies and legal regulations.
  • Managing the leasing team and training leasing agents.
  • Developing and executing marketing strategies to reduce vacancies.
