HVAC Maintenance Duties

  • Perform periodic preventive maintenance on HVAC units.
  • Conduct routine inspection and repair of HVAC systems.
  • Record chiller status daily and document operation and maintenance activities.
  • Respond to emergencies and equipment breakdowns.
  • Execute work orders issued by superiors according to specified standards.
  • Complete daily inspection checklists.
  • Assist with plumbing, electrical, mechanical, and other maintenance work when required.
  • Advise the facilities supervisor about major repairs or changes required.
  • Monitor performance and adjust HVAC equipment to obtain maximum efficiency.

HVAC Systems and Controls

  • Troubleshoot, diagnose, and repair chillers, air handling units, fresh-air and exhaust fan units, split and package units, window units, and heat and cool pumps.
  • Check electrical and mechanical safety and operating components of HVAC equipment.
  • Adjust and calibrate temperature controllers, overload and time-delay relays, pressure cutouts, oil-pressure cutouts, liquid-temperature cutouts, and sequencer controllers.
  • Install and commission split and package-type air-conditioning units.

Health, Safety, and Environment

  • Follow all health, safety, and environment regulations, precautions, standards, and procedures.
  • Take reasonable care of personal health, safety, and environmental responsibilities.

Requirements

  • Ability to troubleshoot, diagnose, and repair faulty HVAC and air-conditioning operations.
  • Ability to inspect and adjust electrical and mechanical safety and operating components.
  • Ability to perform setting adjustments and calibration of HVAC controllers, relays, and cutouts.
  • Ability to install and commission split and package-type air-conditioning units.
  • Ability to follow health, safety, and environmental regulations, precautions, standards, and procedures.
