The Role
SKHAI develops investment-grade luxury villas in Phuket and Koh Samui and is expanding its development pipeline across Asia and other international markets.
The role will lead fundraising, investor relations, and portfolio return strategy while building institutional capital partnerships and private fund structures.
Core Responsibilities
- Lead capital raising for project-specific vehicles and future closed-end funds targeting family offices, HNWI platforms, and institutional co-investors.
- Structure and negotiate joint venture equity, preferred equity, and mezzanine opportunities.
- Build and maintain a global investor pipeline focused on Southeast Asian luxury real estate.
- Oversee investment underwriting standards, return modeling, and distribution waterfalls.
- Enhance portfolio performance through rental yields and exit timing to support fundraising narratives and track-record credibility.
- Own relationships with existing and future limited partners.
Candidate Profile
- Bring 15–25+ years of experience in real estate private equity, investment management, or capital raising.
- Have a verifiable track record of raising $10M–$40M or more for real estate funds or club deals.
- Maintain relationships with family offices, UHNW platforms, and Middle Eastern and European private wealth channels.
- Have deep experience structuring waterfalls, promotes, and preferred returns.
- Demonstrate strong modeling skills and the ability to articulate IRR, equity multiple, and yield stories.
- Prior Southeast Asia exposure and network are a significant advantage.
- Currently be independent, semi-retired, or running an advisory practice.
Work Arrangement
- The role is fully remote with two to three trips per year to Phuket or investor locations.
- The initial engagement is 12 months with a stated path to a longer-term or expanded role.
