About the Role
Atkins Realis Group is seeking an FM Operator to provide first response and daily facility management at a school in Saudi Arabia. The role involves monitoring BMS, fire, HVAC, electrical, plumbing, and other systems, performing inspections, and coordinating with service providers.

Responsibilities
- Provide first response and interact with school representative daily
- Record building cooling and hot water temperature levels daily
- Operate and monitor BMS system daily
- Monitor fire alarm, firefighting, HVAC, electrical, plumbing, low current, building & fabric, and sports field equipment
- Perform facility inspections and report conditions affecting operations
- Respond to emergencies promptly
- Coordinate with building representative via CAFM system to resolve issues
- Record electrical and water consumption daily or as required
- Monitor domestic water tank and septic water tank levels and coordinate refilling/disposal
- Perform light reactive and predictive maintenance on mechanical, electrical, and installed systems
Requirements
- Experience in facility operations and maintenance
- Knowledge of BMS, fire, HVAC, electrical, and plumbing systems
- Ability to perform daily inspections and report issues
- Emergency response skills

Key Responsibilities
- Providing first response, interacting with the school representative on daily basis.
- Record building's Cooling Temperature level and Hot water Temperature level on a daily basis.
- To operate and monitor the BMS system on a daily basis.
- Report any abnormal readings or issues.
- Daily Monitoring, Fire Alarm systems, Firefighting systems, HVAC systems, Electrical systems, Plumbing systems, Low current systems, Building & Fabric, Sports field equipment s and include all associated system equipment s.
- Perform facility inspections and report on condition affecting operations.
- Promptly respond to emergencies.
- Coordinate with building representative raise complaint through CAFM system and ensure the problem solved by on time.
- Record electrical and water consumption on a daily hourly basis or as per Management requirement.
- Daily monitoring of the level of the domestic water tank and septic water tank.
- Domestic water tank low level need to report line manager and coordinate with water supply service provider to arrangement of refilling water.
- Septic water tank high level need to report line manager and coordinate with Septic water tank disposal service provider to arrangement of emptying septic water tank.
Additional Duties
- Respond to facility and equipment alarms and system failures.
- Perform light reactive maintenance and predictive maintenance on facility mechanical, electrical, and other installed systems.
- Site inspection & condition survey, cleaning inspection done on daily basis.
- Coordinate with safety team to fire drill each month and provide the report to line manager.
- MPH and main buildings any events need to arrangement of sound systems, master clock system, air conditioning schedule.
- Follow up with reactive team to close the activities on time.
