Electrical BMS Programming, Testing & Commissioning Engineer

Company Overview

Qualifications

• Bachelor's degree in Electrical Engineering, Automation Engineering, Mechatronics Engineering, or a related field.
• 3-5 years of experience in BMS, HVAC controls, automation, or building automation systems.

Technical Expertise

• Knowledge of BMS architectures, controllers, field devices, sensors, actuators, VFDs, thermostats, DDC panels, and supervisory software.
• Program and modify BMS controllers and control logic according to approved sequences of operation and project requirements.
• Understand HVAC equipment including AHUs, FCUs, FAHUs, VAVs, CAVs, chillers, cooling towers, pumps, valves, and dampers.
• Develop and troubleshoot control logic, alarms, schedules, trends, graphics, and interlocks.
• Use BACnet/IP, BACnet MS/TP, Modbus RTU/TCP, and other BMS communication protocols.
• Integrate HVAC equipment, power meters, fire alarms, access control, lighting controls, and third-party systems with BMS.

Testing and Commissioning

• Conduct point-to-point testing for BMS digital and analog points.
• Perform functional testing of HVAC equipment and control sequences.
• Verify field devices, communications, alarms, trends, schedules, graphics, setpoints, interlocks, and sequences.
• Troubleshoot software, hardware, communication, and field-related issues.
• Prepare testing and commissioning checklists and records.

Site Execution

• Execute BMS installation, programming, testing, commissioning, and troubleshooting at project sites.
• Review shop drawings, points lists, control schematics, sequences of operation, and project specifications.
• Coordinate installation and termination of field devices, controllers, panels, communication cables, and network infrastructure.
• Conduct site surveys and inspections and travel throughout Saudi Arabia as required.

Technical Documentation

• Prepare BMS databases, controller programs, graphics, system configurations, points lists, I/O schedules, schematics, and network architecture.
• Prepare testing procedures, checklists, reports, technical submittals, method statements, and material submittals.
• Maintain as-built drawings, network diagrams, controller backups, operation and maintenance documentation, and project records.

Troubleshooting and Support

• Diagnose BMS hardware, software, programming, communication, and field-device issues.
• Provide technical support to site teams, clients, consultants, and project managers.
• Support upgrades, modifications, expansions, system integrations, and timely resolution of site issues.

Coordination and Handover

• Coordinate with project managers, presales and sales engineers, contractors, consultants, and clients.
• Participate in technical, coordination, site, and commissioning meetings.
• Conduct technical presentations and demonstrations and support client training and handover.
• Maintain task lists, close punch-list items and technical comments, and support successful BMS handover.

Technical and Professional Skills

• Strong HVAC-controls, BMS programming, troubleshooting, analytical, communication, and reporting skills.
• Ability to read electrical, control, wiring, HVAC, and BMS architecture drawings.
• Ability to work independently and as part of a technical team under project deadlines.
• Proficiency in Microsoft Office and relevant BMS engineering tools.
• Ability to travel throughout Saudi Arabia and hold a valid driving license.
