Monitor, operate, and maintain building systems and equipment to support safe and efficient property operations.
Monitor and maintain HVAC systems and identify equipment or operational issues requiring repair or service.
Conduct regular property inspections to identify damage, deterioration, safety concerns, maintenance requirements, and required repairs.
Coordinate preventative and corrective building maintenance and janitorial services.
Complete general building repairs and maintenance, including minor carpentry and the installation or repair of partitions, fixtures, signage, pictures, and office furniture.
Perform minor electrical maintenance, including replacing switches, ballasts, light fixtures and bulbs, and assisting with troubleshooting electrical issues within the scope of the position.
Perform minor plumbing maintenance, including faucet replacement, toilet and urinal repairs, minor pipe and drain repairs, and troubleshooting plumbing equipment.
Assist with the make-ready process for vacant commercial or retail units, including demolition, cleaning, furniture removal, and removal of other items as directed.
Complete sign installations, including post-hole drilling and construction of required framework.
Ensure occupants are provided with appropriate building utilities and promptly report service interruptions or deficiencies.
Maintain the exterior property and grounds as required, including litter collection, power washing, cleaning compactors, maintaining flower beds, grass cutting and trimming, sod installation, and mulching.
Complete or coordinate seasonal property maintenance, including snow and ice removal, salting of walkways, pathways, entrances, and paved areas.
Maintain safe and accessible properties through appropriate lighting, signage, pathways, and accessibility measures.
Identify and report property damage, unusual occurrences, hazards, or conditions requiring further attention.
Respond to tenant concerns, maintenance requests, complaints, and building-related issues in a professional, courteous, and timely manner.
Investigate building-related concerns and coordinate appropriate solutions.
Follow up with tenants to confirm that maintenance concerns and service requests have been appropriately addressed.
Maintain a professional and service-oriented relationship with tenants, contractors, visitors, and other stakeholders.
Coordinate and monitor work performed by external contractors and service providers.
Source and engage contractors, as authorized, for required maintenance, repairs, and property improvements.
Provide contractors with appropriate access and information and monitor work while on site.
Inspect completed work to confirm quality and completion of the required scope.
Coordinate regular building maintenance services and provide direction to cleaning and maintenance personnel as required.
Assist with arranging and coordinating building improvements.
Monitor building life-safety systems and promptly escalate identified deficiencies.
Support the implementation and execution of building emergency protocols and procedures.
Help maintain a safe environment for tenants, employees, contractors, visitors, and other building occupants.
Participate in emergency response requirements and provide 24-hour on-call coverage as scheduled/required to respond to urgent building and tenant needs.
Promptly notify the Director of significant incidents, unusual occurrences, property damage, safety concerns, or other matters requiring escalation.
Assist with monitoring building maintenance expenditures and budgets.
Complete and submit payroll timesheets and other required documentation to the Director within established timelines.
Maintain appropriate records relating to maintenance, repairs, inspections, contractors, and building operations.
Provide training and direction to building assistants or other assigned employees as required.
Provide ongoing feedback, coaching, correction, and additional training to assigned employees to support appropriate building maintenance and performance standards.
Perform other duties as assigned by the Director, Commercial Property Management.
