BMS Technician

Job Purpose

BMS Operations and Monitoring

• Monitor and operate BMS platforms to ensure optimal performance of building services and equipment.
• Adjust parameters and controls for HVAC, lighting, electrical, and plumbing systems.
• Monitor alarms, events, and performance trends and respond to abnormalities.
• Inspect field devices, control panels, sensors, actuators, and associated equipment.

Maintenance and Technical Support

• Install, maintain, troubleshoot, and repair BMS controllers, sensors, actuators, and networking devices.
• Diagnose faults and perform corrective maintenance to restore equipment performance.
• Support testing, commissioning, and modification of BMS systems and building services.
• Respond to service requests, breakdowns, and emergency maintenance requirements.
• Provide technical assistance to building users and facilities personnel.

Compliance and Reliability

• Follow company procedures, maintenance standards, and health and safety requirements.
• Participate in emergency response activities and on-call duties when required.
• Identify potential equipment failures and recommend corrective actions.
• Support HVAC, electrical, fire alarm, and plumbing systems through proactive maintenance.
• Maintain a safe and clean working environment and report hazards.

Documentation and Improvement

• Maintain records of maintenance activities, inspections, repairs, and system modifications.
• Prepare fault reports, service records, and maintenance documentation.
• Track recurring issues and recommend improvements to system performance and efficiency.
• Maintain BMS drawings, control schematics, manuals, and technical documentation.

Qualifications and Skills

• Diploma in Electro-Mechanical, HVAC, Electrical Engineering, or a related field.
• 1–4 years of experience in facilities management, building maintenance, or BMS operations.
• Experience with HVAC systems, electrical controls, motors, fire alarm systems, and building automation systems.
• Strong knowledge of BMS operations and preventive and corrective maintenance.
• Familiarity with BACnet, Modbus, or similar automation protocols is preferred.
• Ability to interpret technical drawings, electrical schematics, and control diagrams.
• Strong automation and control-system troubleshooting skills.
• Proficiency in computer applications, BMS software, and maintenance reporting tools.
• Good communication, coordination, and customer service skills.
